I know the opinions on this question will go both ways and I would like to hear all the feedback. The title company I would like to use does not offer title insurance for Hawaii contracts but does a "quick search" included with the closing fees. It is a smaller contract so my risk isn't super high but I am on the fence whether I should switch companies to get the insurance or if the quick search is sufficient enough. Thanks for all the advice!

I thought about this when I bought resale as well... But then I read this recent post and concluded that the amount I paid for title insurance was well worth it: https://www.disboards.com/threads/resale-purchase-still-had-a-mortgage-on-it.3835315/

Hawaii has some strange real estate laws. I wouldn’t buy there at all. If I did, it certainly wouldn’t be without title insurance.

There’s a reason they don’t offer it.
