Can anyone give some advice on DVC rental? :thumbsup2. I am looking for a 2 bedroom but dont really want to spend thousands. Thanks!!!!:worship:

You need to plan your rental at least a year ahead of time, especially for a busy time. Right now anything eight months or less is probably already booked up. Find a member who owns at the resort you want to book because they can book 11 months out. If they don't own at that resort, they have to wait until seven months out. And most of the preferred villa categories and resorts may be booked up at seven months out.

Busy times at DVC are not the same as busy times at WDW. In fact, there are only a few times of the year when DVC is not as busy or busier as the rest of the time.

Where are people renting for $15 a point? Look at the rent trade boards. Most common number is $11 a point. David's rental only charges $13 a point. I agree that booking at 11 months is best but you can get into many places at 7.

The higher $/pt rentals are generally for very high demand times - for example, Christmas/New Year's Week at BLT, etc. Some resorts are more in demand than others, so there is some variation.

I own at SSR and if I were renting right now, I'd probably be asking in the $11/pt. range.

OP - if you visit the DVC boards, there is a ton of info.

I both stayed at a DVC resort on cash and rented from a DVC owner prior to buying in. I have also rented small amounts of points out now & then. There are risks and benefits on both sides of the transaction.

Sorry, but if you're looking for a 2-bedroom villa, it's going to cost you "thousands" regardless of the time of year, resort or from whom you rent the points.

The cheapest 2-bedroom weekly rental would be a value unit at AKV during Adventure Season. It would require 185 points for the week. You're not going to get that unit with distressed points, so you would definitely have to expect to pay the premium price of $11-$13/pt. So you're looking at a minimum of $2K during for a hard-to-get unit during the least-traveled time of the year.

The price goes up from there. A 2-bedroom unit with MK view at BLT during the Premier Season (Christmas and Easter) goes for 465 pts/week. And at $11-$13/pt. you would shell out at least $5K.

If you want a 2-bedroom cheap rental unit, you really need to look offsite. A DVC rental is not going to cut it.

A great alternative would be staying @ Bonnet Creek renting from Vacation Strategy. They are not Disney or DVC owned, but the accommodations/size are comparable if not bigger than DVC. We got 9 nights for $900 for a 2 bedroom that is over 1300sq ft. I've had no problems so far with my rental, and there are many positive reviews on this board re: Vacation Strategy.

Renting DVC points will be much much more.

Check out the stickies on the Rent/Trade for some good pointers. You'll likely end up spending around $10-$12/pp, so as for paying thousands, depending on what you want, there is a good chance you could still pay $1000-2000 (or more), BUT this is still a huge savings over what you would pay to go without renting pts!

Look at what resorts you want to get into, perhaps choose a slower time to save some money and go from there...good luck!! :)

Depends when you want to go, where you want to stay, and for how long.

If you can provide some details, I can give you a better idea of what the pricing would be.

As far as availability, that depends on a lot of the same factors, but rest assured it is not as dire as one of the previous posters mentioned.
 
I know you asked about DVC, but wanted to put another option out there.
I am renting a 2 bedroom at Sheraton Vistana Lake Buena Vista. I got it on Sky Auction for $750 for a week. We are going in June so have not been yet. It has good reviews on Trip Advisor. Come with full kitchen and washer/dryer in unit so can save on meals. There are activities for the kids such as poolside movies with snowcones, crafts and Pirate night if down time at the resort is needed.
 
I rented in October 2011 for January 2012 and it was a much easier process than I really expected it to be and had read bout here. I would rent fromt he same person, he was very reputable and started out by sending me a lengthy memo about how the process works and what the options were, he also provided references, which checked out, at the time his points were $10/point, but I think he is at $11/point now.

If you want to send me a PM, I can go into more detail and share with you who I used. I would not hesitate to do it again.
 
Two big caveats.

One: a DVC rental is a private transaction between individuals. If you get scammed (unlikely) or misunderstand (more likely) Disney will not get involved.


Two: treat a DVC rental as final and non refundable. Some owners are willing and sometimes able to help out if you cancel, but your assumption going in should be that canceling will leave you without any refund or ability to rebook. Points are simply not as flexible as cash, and often there isnt anything the owner can do to help, the points you used are too close to expiring to do anything with.

The first two times were studios, but we're getting a one bedroom at OKW the second full week of December for a little under $1,600. I (well, the renter) booked at the exact 11 month window opening. Early December is notoriously popular with DVC owners, so it can be just as hard to get a DVC rental as it is during actual Christmas week.

There is usually a standard going rate among the renters on the DIS ($11-$13 per point right now, but it changes with supply and demand). Sometimes you can find people who are trying to get rid of points before they lose them for $9-$10, but the amount of points available are usually not for more than 1-3 nights and the availability at the resort is limited. Sometimes if you're using a HUGE chunk of a renter's points, they'll give you a discount, but that's rare.

We're huge fans of night EMH's so it would be hard to give up staying on property for that, but if I needed a bigger space, didn't care about EMH's, and wanted to save money, I would definitely be staying off-site.

Like I said before, it depends on the details. If OP is going 4 nights in September, they can get a 2BR at OKW for $1,000-$1,200 and will probably have availability 7 months out. If they want 10 nights at BCV during food and wine, they will pay thousands and have no availability. That's why we need the details.
 
Keep in mind, DVC owners pay dues towards their points. You may be looking for a great deal, but they can not lose money in the transaction either.

DVC owners pay annual maintenance fees whether they rent their points out or not. I don't think that most of those who rent their points are just looking to recover their maintenance fees for those points. 2012 fees range from $4.32 - $7.12 per point depending on the resort. No one rents their points out for that little.
 
while i normally don't post on resurrected threads, it looks like this one is still generating interest.
my opinion:
if you want to get a cheap DVC rental, there is really is just about one way to do it. find a friend or relative that owns, and wants to give their points away cheaply :)

like others (basically) said, most people would rather give or rent inexpensively to someone they know. if they are going to rent to a stranger, they might as well rent to whomever will give them the most money. DVC owners not only pay for their points purchase, they also pay maint on those points. since there are quite a few ppl looking to rent DVC points, there isn't a need for owners to rent their points at a very low rate (exception being when someone has points they might lose, but that would also mean those points would have to be used soon by whoever is renting them).
you can definately get a great deal renting DVC points over disney rack rates, but will still pay $11+ per point (especially for a 2 bdrm, which uses more points, and has lower inventory than studios or 1 bdrms).
