Timing of Best Direct Prices?

Historically, at what point did Disney have the best incentives/overall price per point for a resort? For example CCV and Poly - was the overall best price during pre-sale, sometime during 1st year of sales or perhaps towards the final stretch of selling out?
I'm wondering how "good" the current Riviera incentives are. We missed the $155pp pre-sale so I'm comparing the incentives now versus what they might be in the future based on historical pattern from other resorts, if there is a pattern? Of course, no one knows for certain but just curious to hear from those who have been members for a while. Thank you!
 
Historically, the best rates are always during pre-sale. There have been a couple of small exceptions, but those were related to the economy at the time (I believe the 2020 summer incentives were better than the pre-sale prices). Generally speaking, prices almost always go up. Sometimes the total discount is higher, but that's after a price increase, and thus the net price is still higher.

Very very rarely do prices go down for direct DVC. If you have decided you want RIV direct might as well buy it now. It more likely to be more expensive in a few months than cheaper.
 
With slow Riviera sales, do you think Disney may increase incentives, similarly as they are doing with Aulani now? From what I understand, the current Aulani incentives may be the best ever offered.
As a side, I am also hoping for an additional incentive for Black Friday!

I don’t think they will increase RIV incentives unless the economy hits a major roadblock. Sales are slow to some and not so slow to others; it seems to depend on who you’re talking to, what they’re using to define “slow”, and if they’re taking into account the fact that capacity and international travel were restricted for quite some time. It will be interesting to see how it all plays out in 2022 once holiday travelers have returned en masse WDW.
 
And they should have some inventory to sell given the number of "taken" on the ROFR thread.
 
I wonder if Disney will not offer Black Friday deals this year. Has anyone heard anything yet?

Not looking super likely, they normally ran for two weeks, like the one listed above. The current incentives are a little better than the previous and end early December, I have a feeling they are the best we are getting.
