When should I purchase a planned 25 pt. add-on @ BLT?
Taking into consideration when maintenance fees are due AND when we will be too far in the hole to book another trip at 11 months.

I have also heard that if you add on toward the end of your UY, you will get current UY points so that may be a consideration.
I am planning to add on another 50 points in January (my UY is June). My guide said I should (based on availability) get 2009 points (which I will bank), even buying 8 months in. If I go to add on and I won't get any 2009 points still, then I will just wait and add on in June when my UY starts.

For example, if you have a Sept UY and purchase the add on prior to Sep 1, 2009 while you are still in your 2008 UY, your first set of points would be Sep 2008 points. It is subject to availability however. If there are no Sep 2008 UY points left in Disney's inventory or you are purchasing at a new resort where Sep 2008 points were never offered, your first set of points would be Sep 2009 points even if you purchased before Sep 1, 2009.
Disney has allowed members to bank their first set of points received with their add on even if it is past the usual banking deadlines. You will owe pro-rated dues your first year starting from the later of: your purchase date, the start of your initial UY and the occupancy date of the unit you purchased. Therefore some people like to try to optimize things by waiting until just before the start of their next UY to purchase an add on so that they minimize the dues they owe the first year but still get the full set of points for the UY that is just about to end. The risk here is that if you wait too long and they run out of points for your UY, you give up a full year's worth of points in a quest to save a few bucks on your first year's dues.

I thought I read on here that the standard line is you need to purchase before the banking deadline in order to get current use year points, although sometimes they will give you a banking extension as a courtesy to get you to buy. But I didn't know that also applies to add ons. As a practical matter, if you purchase an add on, on August 15 with a September use year, I'm not sure what good 2008 points would be unless you were going to use them in the next 15 days or unless they were willing to extend your banking deadline.
Does anyone know what disney charges for closing costs on a small add on?

Do they make you pay the maint. fees up front for 2010 points or can you work it out in payments every month?
you'll owe prorated 2009 maintenance fees for the days left in 2009 - nothing for 2010 till we get there.
i would figure they would just add your additional MFs to your monthly payments (assuming you are already doing the monthly debits) or else you can just pay the prorated amount in full when you buy. i'm not sure exactly.
