Timeshare store Anybody have problems?

This will be my last post on this.

Jason and I (both being Real Estate Brokers) had a long talk this afternoon. And we worked it out. :cool1:

Thanks Jason

Don

We used the Timeshare Store to sell one of our contracts and it went very smooth. We have nothing but good things to say about them.
:thumbsup2

Mistakes happen, there have been few complaints about the TTS over the years so I applaud them. I've been critical of DVC resellers in general for using the "you get the points you pay this years dues" approach because it is no correct but they are not the only one that does so. Jason confirms a point I've made several times over the years, the closing company is far more important than the listing company. All the listing company does is get the buyer and seller together and get the ball rolling.

Wait a second. You're NOT with the Timeshare Store? Then why did you use their logo as your avatar?

TCS is the closing company. That's a separate company from the Timeshare Store.

We've sold 3 contracts with the Timeshare store. All went VERY smoothly. And we got our listing prices. Two small contracts sold in a day and the bigger contract sold in 1 week. :)

We bought two resales through TSS and I wouldn't do it any other way. You get a great choice of properties, contract size, and use year. Jason worked with us on both and everything went as smooth as it could with a process as involved as buying real estate.

We are currently selling our SSR points with them, just passed ROFR this week. The issue I've had with them is they don't consistently send e-mails to both my home and work e-mails.

That is an issue since I work midnights and I'm off Tue and Wed nights. They have sent 1 important e-mail to work on Tuesday morning that I didn't get until Thursday night.

When we listed with them I specifically required of them to send all e-mails to both addresses. So that I would get them timely.

So far no serious damage done.

They were knowledgable, professional, courteous AND did not pressure me into anything. The sale went smoothly and I also appreciated their post sale follow-up.

When I buy more points (and will be) I would only consider using them.:thumbsup2 :cheer2:

We used them to buy last year and they were top notch. Highly recommend!

so far so good :goodvibes jerry is working with us:thumbsup2 he's very informative since this is my first dvc answers my questions very well and boy we had a lot :rotfl2: . we have also spoke to robert when jerry was off with a few questions and he too answered all our questions/concerns.

we passed rofr :cool1: it should be about another 20 days til we are official!!

i have purchased (closed) 3 contracts and am in the process of closing another purchase. everything has gone beautifully! i have also sold 2 contracts thru tts. also everything went thru beautifully!

i have also purchased thru disney twice and that too was fantastic. maybe it is because dvc is such a sellable timeshare. i highly recommend tts and all of their staff.::yes::

by the way, i am planning another purchase from disney in the near future. :goodvibes

We've been trying to sell our DVC through them for the last four months. We have a loaded contract and dropped the price even though we're in line with some basic or stripped contracts. Maybe it's just not meant to sell! ;)

I like TSS, but did have a couple of issues with TCS (Timeshare Closing Services) which is a different entity. In 2 different resales they: didn't communicate well, twice lost paperwork that I had always faxed in as soon as I received it, and had the wrong contract number on the paperwork for one closing which totally delayed things on Disney's end for getting me in the system (MS had to figure out their error) and TCS was very non-chalant about their mistake. Considering I was paying a fair amount of money for them to handle the paperwork, it's their job to have it be correct; this is a real estate transaction for heaven's sake. They also totally lied to me (and I caught them red-handed and then they finally apoligized) about when some papers were sent out, which, when coupled with a holiday, also caused a long unnecessary delay. After that, I started adding on direct through Disney instead, so much less hassle. If I ever go resale again in the future, I would pick a different company for closing (it's the buyer's choice). I've since found out the name of some reliable alternatives on TUG, and their fees are less. Live and learn.

Glad you all have had such good luck. It must just be me then.
Went to contract on 3/5. Disney waived ROFR on 3/19.. Closing date 4/29 or 30 days from estopel. I am the seller.
There is a serious lack of communication. I am still waiting for a reply to a email from yesterday asking a simple question. Got a response yesterday but it was not answering the question. I replied once again asking the same question and no response. They will not give me a straight answer. Simple question " have the buyers funds been recieved". I was told over two weeks ago that it should be closing any day.. Just want to get this over and done. Longest closing I have ever Had. I went to contract on my house the same day as this and I closed in less then 3 weeks..
They just need to keep all involved in the deal informed as to what is happening.:rolleyes1

I tended to find out things were done by "forms" received.... LOL! I was not overly impressed, but it went OK. (I had to call my agent to make sure I understood what I was getting, I think it would have been good to call me and TELL me the unit sold for asking LOL!)

Sounds like your issue may be with the closing company.

I'm very frustrated right now! We purchased 150 BCV on February 26th and still have not closed! To make matters worse, we are paying on a loan with Benchmark. We will make another payment (2nd one) next week. Jerry at TTS told us there is nothing they can do. The sellers haven't returned the paperwork to close. I wanted to make a ressie for next Easter with the points. We now have 5 plane tickets for next year and no room. If I were doing this over, I would have a line on the contract that said it MUST BE CLOSED BY ........ Otherwise, I wouldn't buy. :(

Most contracts have a close by date, often they'll do an amendment up front for an automatic 1-2 month extension. This should be included by the broker automatically. If it falls through, I would expect to be made whole including any loans costs

My TTS contract included the wording "This contract shall be closed on or before (date) or within 30 days from when the estoppel information is provided by Disney to the closing company".

The estoppel date is the date you were asked to return your final paperwork and final payment to the closing company. If you have this in your contract and it has been beyond 30 days, ask TSS to cancel your contract.

I had a similar case to yours and the seller got their paperwork to the closing company on the 30th day. I was about to cancel my contract.

Note: This is not TSS' fault. I'd work with TSS to find another contract.

MY contracts had this wording also. As for the closing company, We closed to the day or earlier. We did not have any problems at all. TTS went above and beyond for us. I had forget to sign my paperwork before I left for a cruise, Jamie faxed it to my hotel, while I was still on the road, it was waiting on me when I checked in. The contract was just about ready to close 2 weeks later. It was the fastest one I have ever had.
