Well since the journey is finally over I thought I would post a timeline on my newest contract 
I wanted a small AKV contract because I have small children now and I wanted some 11 month at AKV.
I was looking at resale properties for a friend when I found 50 points at AKV for a good price for myself.
Here is how it all ended up.
4/4 After End of Business, Contract pops up on website and no one in office. I send an email about an offer to broker.
4/5 8:41 Receive email confirming my offer.
4/5 9:46 Receive email that contract accepted by seller over phone.
4/5 11:38 Receive contracts by email.
4/5 12:44 Send signed contracts by email
4/5 4:36 Receive Sellers signed contracts.
4/6 Sent Deposit check to TT&M
4/16 Deposit check clears my bank.
5/2 Got email that we passed ROFR.
5/17 Email from broker informing to expect closing documents within 3 days.
5/18 Receive Closing Docs from TT&M
5/30 Receive Email of Closing
5/30 Deed showing up on website search.
6/12 Contract pops up on member website with points loaded!
