time to buyer's accept or reject offer

when we bought resale listing price was 52 and we offered 42 at HHI. seller came back with 47 and I stuck with 42. I've found the casual attitude works best as the agent will convey, both ways, that attitude to the other party. Took about a week and a half. Part of it is the "he who blinks last in a negotiation wins". If you seem too anxious the seller is less likely to come down to your price. Good Luck!
 
But the broker should be able to tell you what the situation is. If there is a legitimate reason for not being able to reach the seller, the broker should be aware of it.

This was my point, the broker should be the go between and if someone is insulted, cannot make the sale due to divorce, owe more then offer ect... then it is up to the broker to find this out and pass it on. There are 3 "responses" shall we say: NO, counter offer or I accept. I know it is not black and white but the bottom line the broker should have some kind of response within a couple days. No response for a week with no explanation is unacceptable.

I agree, but over the years, I've noticed a pronounced difference in the professionalism of the brokers who deal in DVC resales.

I swear I think some brokers (plural, not just one) just throw listings up on their website and hope for the best. They forward offers and responses, and if it happens, it happens. If not...oh well, someone will eventually buy the contract. They shuffle the papers, but they really provide minimal service.

The obvious exception to that is The Timeshare Store, which has always given me very professional service.
 
When we bought our re sale contract we did this whilst we were in Florid as we were on holiday from Scotland. We made our offer by phone, it was accepted within 2 hours we met with Jaki at her own home that night and we signed our part of the contract and left our initial deposit. It was all very quick.
 

today i received an attractive listing from another broker, but not as attractive as the one i offered on. However, the communication of this broker was a whole different story, a very lengthy email and even with some info on the seller ! what a world of difference ! So I emailed this broker back, telling her honestly i was still waiting for response from another broker but that communication was not good and i might cancel my offer any time soon and that then i might make an offer on a current listing.
I also emailed my first broker, telling her that i needed response soon because i received another attractive listing. let's see how long she takes now :-)
 
okay, since yesterday i still told my broker my offer would only remain valid until today afternoon, i am now officially free :-) !! and it left me free to mail another broker on one of their listings.... yiehaaaa !!! let's see what that gives... in any case, it didn't upset me so much of not getting the deal i wanted, but i really disliked the lack of communication of the first broker. I mean, i missed intermediary communication such as 'i tried calling, but no response' and 'sure, i will send that message out'. her emails back were very haphazard.
I'm full of confidence my new broker will at least keep me posted and that by itself will take away a lot of my nervousness on this......
 
I am in contract for 2 sets of points. I told my broker, I wasn in no rush (I own other points) and I was serious about getting the price I wanted. Both my offers were accepted by the sellers within 24 hours.

I would still send the broker a separate email, with received receipt requested, formally notifying her of your withdrawal and requesting the return of any deposit you may have made.

You know what happens when we ASSUME! Don't leave anything to chance.
 
thanks for the advice :-) in the mean time, after my deadline, i had already reported back to the second broker that i wanted to make an offer on the attractive listing she had. Then suddenly, out of the blue, the first broker came back to me, saying the seller had accepted !!! since the deal was too good to pass on, i called the second broker to cancel my offer and she was totally understanding on it. If ever i buy add-ons, i will certainly contact that second broker, which was carrie, who works for a timeshare broker inc. HJer level of communication and knowledge on each seller really impressed me. The deal she showed me was super as well, but the first deal just matched that little more to what i was looking for.
