when we bought resale listing price was 52 and we offered 42 at HHI. seller came back with 47 and I stuck with 42. I've found the casual attitude works best as the agent will convey, both ways, that attitude to the other party. Took about a week and a half. Part of it is the "he who blinks last in a negotiation wins". If you seem too anxious the seller is less likely to come down to your price. Good Luck!
