Time for owner to respond

How long should it take for an owner to resond to an offer? It has now been three days and nothing yet back from the broker. I did send them an email, but their response was that they have been trying to get ready for the hurricane and would try to contact the owner again. How long should I wait before moving on?? Thank You

Given the weather (not sure where they are located but sure the broker was probably closed for part of the time) I would wait until end of day Monday or Tuesday before moving on.

How badly do you want the deal to go through? If you really want the deed, then you could wait for several days for the buyer or broker to respond.

Most people making offers will put a time limit on their offers, such as telling the broker the offer is only good for 24 hours. Or they might make it clear they are making simultaneous offers on multiple deeds and will deal with the first seller who responds to an offer.

As wildcatwmn stated, the bad weather situation caused by Hurricane Matthew may be preventing the seller's ability to respond to your offer.

The buyer is all excited and checks their email several times a day. The seller not so much, they are busy doing other things and may only check their email once per week or on the weekends.

Earlier this year, I contacted a broker about a listing, after a few days without answer except for the standard (thanks for receiving your offer.....) I wrote again and was told that they were trying to contact the seller and won't get to me with a few days.

After two more days I moved on. approx 60 days later I couldn't help myself so I replied to their latest mail and asked if this was the way they did business. At the time I had ofc found something else, but I just had to ask. They answered and told me they were sorry bl.a bla. bla.

This was one of the more reputable brokers, dont know if I'm allow to mention their name but here goes: dvcmagicresales.com there is NO WAY i'm using their services again nor for buying or selling. If they dont followup to a buyers request, how on earth could I trust them to conduct the sale, should I ever decide to do so.

I don't think there is a frame time within which an owner should respond to offers. I think it depends on how motivated the ower(s) is/are. If they are looking to unload quickly, I imagine they would respond to an attractive offer on the same day it's made. On the other hand, if you really want that contract, then you may consider giving them a little extra time to get back. Otherwise, just move on to another one that you are going to be just as happy with.

Specify a timeframe when you make the offer. "Offer expires at 5:00 PM EDT on 10/10/2016" or something like that. Or tell the broker it's good for 24 hours.

It may depend on your offer too. We sold a couple contracts recently and received a couple ridiculous low-ball offers; on those we didn't even bother with a response.

One needs to specify up front. Otherwise, go ahead and work on other contracts and cancel the offer if you get something else. You can update the offer with a timeframe for response as well

You never ever know what is going on with the owner. When you list your points you never know when you are going to get an offer. When i sold some i was on a business trip to Australia when it sold so the time difference meant i was spotting emails 12-18 hours after receiving so replying in 24 hours absolutely at best and sometimes if I was out in the field a few days.

when you list points you are never sitting at home just waiting for an offer life gets in the way.

If you really want this contract be patient a few days is nothing in the big picture of DVC. If you see another pull the offer and go after the other.
