Good luck with house hunting and selling your home as well. My husband and I just went through the buying/selling process in the late summer and early fall. I have to say it is extremely stressful, but so worth it in the end. We too needed more space and went from a small cape cod style home to a brand new colonial with so much space! We are so blessed and happy to have found a new home in our same neighborhood. Anyway- the one thing that kept me sane through the entire process was planning my Disney trip. I wish you luck and happiness through this journey!!! :)

How exciting to go house hunting! One of my favorite shows is House Hunters on HGTV. I even like to look at houses online (not that we're looking to move, I just like looking at other people's houses)

When we sold our rental home a couple of years ago, we showed it with no furniture in it. I know that some realtors say that the space needs to be staged with furniture but I honestly believe it's easier for people to envision themselves in the house if the sellers stuff is gone. Also, it helps people to see the bare bones of the house. You never know if there's a stain hiding under a couch or if an entertainment center is hiding a flaw in the wall.
 
Good luck with all the changes you have coming up. I know it is going to be a stressful and busy time. At least it will make the wait for your trip fly by.:thumbsup2

Wow, I've seldom heard of buying a house first, but for you guys, it seems to really make sense. We're still in the renting phase of life-- the property taxes around here are sky high :scared1:and DBF + I want to avoid paying them as long as possible!
I'll certainly pray that the selling goes smoothly! Imagine everything being settled by your trip-- that would be wonderful!

Hee hee!! Yeah and that was AFTER I organized and decluttered! We really need mroe space and it shows! I LOVE House Hunters, too!! And Property Virgins--ok, pretty much any show on HGTV!! :lmao:

:woohoo: First off--we're less than TWO months away from our trip!!! Whoo hoo!! :woohoo:

Onto the house hunt! We ended up not being able to go on Monday. It was pouring rain here all day and several of ths showings called and cancelled! Due to the rain, really?! I couldn't believe someone would turn down a showing b/c or rain but my agent says people do it all the time?! So we ended up going yesterday instead--which ended up being better b/c Claire goes to MDO on Tues/Thurs so I didn't end up having to drag her along. She picked me up at 10:45 a.m. and we looked until 2:10 p.m. It was an interesting experience to say the least!

The first several homes ended up being let downs. We walked in and walked out. Just too much work had to be done on the homes than what we're looking for. Horrible wallpaper, ugly or tiny kitchens, NASTY homes that just weren't kept up--I couldn't believe it b/c we were looking in nice, newer neighborhoods. Some people just don't take care of their space! Uggh! There were 2 houses where I left feeling like I needed a bath! One house as soon as you walked in I could hear their dogs barking and I was hit with the strong smell of dog! The house was insanely cluttered and dog beds were everywhere! We walked right out! Then we went to a house I thought I was really interested in--love the neighborhood and style of the homes (french traditional)--the pics of this house looked great--granite, hardwood floors, etc. The house ended up being a short sale and we walked in and the house was TRASHED! The carpet was unbelievably disgusting, the home was insanely dirty--it looked like they knew they were having to move out so they trashed the place! Sooo disappointing! And the home is only a few years old!

Then we went to another house in the same neighborhood--the people had already moved out--beautiful home but it is also a short sale. My realtor said that short sales can take a LONG time to settle. Anyone have experience with this?

Then we saw another beautiful house--very open floor plan--huge master area with sitting room--beautifully decorated inside and out--nice yard, etc. But there wasn't much space in the eat-in kitchen and the bathroom upstairs that would be the girls was much smaller than our current one. It was also half carpet/half tile--small room with a sink on carpet then a very small area with the toilet. I also wished it was a tad bigger.

Then we the last house we saw was very beautiful--just a bit over our price range and the bonus room/playroom needed to be finished--it had all of the electric--just needed drywall and carpet. It was very spacious, hardwood floors throughout the bottom floor, gorgeous kitchen, 5 bedrooms, on a cove, already fenced in yard, new neighborhood, etc. The lady is pretty much moved out--her husband died and she moved up north to live with her family. The only drawback is the price and the home smelled either slightly musty or slightly like cigarette smoke. My realtor asked her realtor if she smoked and he said only outside of the home. So how hard would it be to get rid of that smell? What would it entail? Her realtor did say that the price was very negotiable--just curious if I could get rid of the smell?

Ok--so if you made it this far--thank you!! I am extremely stressed at this point! It seems like each home I did like has some sort of an issue. I lost it last night when Brent got home and just cried. I'm a bit overwhelmed by it all. There just doesn't seem like there's a ton out there and we want to stay in the same school area so it narrows down our choices big time. I'm going out to look again tomorrow so we'll see what happens! I appreciate your prayers and any input you might have! I'm new to all of this!! :goodvibes
 
The only advice I have is BE PATIENT! The right house is out there. Also, do you have a list of things you definitely want in a house...like the things you are not willing to compromise on...and the things that have a little wiggle room? That might help when looking.

Yes, we do!! But my list and Brent's list are a bit different! He is sooo much more conservative and would rather just do without so he doesn't have to spend the money. Not that I'm crazy with money--I'm not. I'm just more realistic about things since I'm home all day and will need a house that works best for our family.
