Thinking of buying - couple questions

Hi! I have been stalking this board for a couple weeks now mulling over whether to buy DVC or not. I know it would be a sound investment for my family but struggle with the same things, UY, home resort etc. I have been able to get answers to most of my questions but while searching the forum, I couldn't find an answer to whether Disney holds back villas for non-DVC members.

Our main travel time would be October and I keep seeing post about not being able to get certain Villas at certain times, and Oct is one of them. But when I go out and search the Villas online through Disney, they have rooms available.

I am not asking anyone to check availability, I just wanted to know if it might show up as unavailable through the DVC reservation system, but not the Disney.Go reservation system? Cause I am seeing things I would want at 5 months out.

Also, I know the BEST UY to get is October. I've read to not get a UY where you would travel the last 4 months so going in Oct, would March or April work too if I had to cancel? In my head it works, or maybe I just want it to work.

Buy an Oct UY for vacations Oct to May.

Inventory is separate, Disney gets rooms for cash reservations due to trades, rooms not booked 60 days before any given date, plus they retain rooms that they own.

Disney owns a portion of the points, or certain number of rooms at all times. They rent those out just like the other hotel rooms. Completely separate inventory. However, I believe if a DVC member is trying to book a discounted cash room, it would come from that pool.

Sept would also work for you.

as stated, you cannot see points inventory if you are not a member. cash inventory (the sort you see on disney's website or expedia) won't help you if you are trying to book with points.

(typically, cash inventory results from disney renting their own pts or trying to rent reservations for DVC owners who are trading for cruises and such - so they book the stay on points and are trying to get cash to pay the cruise division. but the stays are already booked by pts in a sense, so at that point, they are only looking for cash for those stays.)

a march or april UY would tend to work fine. it's just not as ideal as an oct UY for Oct trips.

if a fluky accident forces you to cancel an october trip a week ahead of time, your pts will turn into holding pts and be difficult to use. an oct UY gives you a full 12 months to try to find an alternative use for those pts, while a march UY only gives you 5 months - so it's a little extra insurance. (if you had to cancel in august, you'd be able to bank the pts regardless of whether your UY was oct or march.)
