The Timeshare Store timeline

Getting real annoyed at Brenda from Magic Vacation Title. She doesn't reply to emails (has ignored emails both from us as the buyers and Jerry from TSS). Our sellers were taking one last trip ending November 5, so we had a delayed closing scheduled. Sellers returned everything before their trip. When they got back Jerry confirmed that everything was set for closing either Friday or Monday, Tuesday at the latest. It didn't close, so he emailed Brenda, who finally responded and said it was closing yesterday. Now here we are on Thursday and Brenda is saying "within 24 hours." Her lack of communication and inaccurate information is getting on my nerves. I let Jerry know for our next contract I do not want to deal with Magic Vacation Title.
Timeline:
Aug 21:offer accepted
Aug 22: sent for ROFR
Sept 19: passed
Oct 22: received closing documents
Nov 13: Found out we finally closed at 4:58pm
Looks like we weren't one of the lucky ones for deed recording. We closed on Thursday Nov 13, didn't get recorded until Monday Nov 17. Now we begin the wait to get into the system...

We are on a similar SLOW schedule too! Our offer was accepted Aug. 17, we closed Nov. 7, and our deed was recorded Nov. 10. I've called the past few days and still no info from member services. :sad2:

Does anyone know what's taking so long for closing documents to come through? I'm reading on a couple boards that the estoppel process is taking longer, but no explanation as to why.

Hope you got your member number, we got ours today. Hoping when my husband calls tomorrow our points are loaded!

Back in April, there was some sort of system update that delayed a lot of estoppel letters. They were taking 3-4 weeks. Now, my broker said we received an estoppel in one week, but I'm not sure I believe that. How long have you been waiting?

Congrats! I hope your points get loaded quickly. I'm still waiting. Doesn't seem right since you closed after us. And of course with the holiday approaching things aren't looking good for me.:sad2:

Thanks!! I'm (impatiently) waiting for ROFR. :) Hopefully moving to closing this week or next.

I thought for sure you would have gotten a number today since we did. I'm sorry. Fingers crossed for you!

Hey guys...having MAJOR issues with my closing and title company...this part has taken longer than ROFR or any other step in this process. It has been a nightmare. Anyways, once you officially closed on your DVC, how many days until you got your member number? 2 weeks? 3 weeks? I should HAD my number by now but due to mistakes and lack of concern about their clients by this company, I havent even closed yet. I was just wondering the estimated time that everyone has come across after closing to booking your first trip. THank so much!!

We closed Nov 13, deed was recorded Nov 17, booked first trip Nov 25.

Points were loaded today for our BWV resale! :cool1:

The process has only taken about 60 days for us. This is our second contract, but a different resort, different UY. After we closed and the deed was recorded, I kept checking my DVC online account to see when it would appear.

I don't have all the dates but:
Sent for ROFR on 10/2/14
Passed ROFR on 10/29/14
Contract appeared in our account on 11/25/14.
Points loaded on 11/26/14!

So excited! We're planning to book next thanksgiving at BWV, so happy to have the points in the account a month before I need them!

My process was painfully slow. 102 days....so happy to be past this and on to planning trips! :cloud9:

Aug 16/17: offer made/offer accepted
Aug 21: sent for ROFR
Sept 18: passed ROFR
Oct 4: received closing documents
Nov 7: Closed
Nov 10: deed recorded
Nov 26: points available via MS

Not sue why some are so much slower than others. Can only assume that it's a slow seller or some complication in paperwork. My purchase was relatively straight forward and the turnaround was very quick. 53 days from offer to first booking.

My contract was submitted for ROFR 10/17/14. Passed on 11/4/14. Closing documents received on 12/3/14 so almost one month for estoppel but only a couple weeks to pass ROFR. Title company will receive funds and my signed documents no later than tomorrow at noon. Now that the funds are paid getting excited for the process to finish. I did have to pay 2015 dues with the closing. The paperwork labeled them as estimated. Wasn't sure if they would be paid separately in January after closing or due now but that could be a chunk of unexpected cash for others closing this month on larger contracts.

Our timeline:

10/1 - Offer made, accepted and sent to ROFR
10/28 - Passed ROFR
11/6 - Received closing documents
11/11 - Buyer sends documents and check
11/24 - Seller sends documents back
11/25 - Deed recorded
12/12 - Contract showed up online, points showed up very soon after, and we booked a trip using the banked points.

Total Time: 73 days

It took longer than expected. The broker and title company were very responsive and quick!
When the seller accepted the offer so quickly, we assumed that they would be as timely with the closing documents.
Then we ran into the issue with the system upgrades and DVC not being able to update any ownership transfers or points for at least a week. Yesterday was the day that they were able to once again update the system and our information showed up pretty quickly at that point.

While making the offer and getting the loan together was quick and easy for us, I found that the closing docs were more of a pain. They required a notary with TWO "disinterested" parties (non-relatives) cashiers check and certified overnight mail. Since I was motivated I was able to get all of the above done in one day with a great deal of difficulty. But I can see where moving as fast on the other side may be more problematic. Especially in the case of a divorce causing the split of assets.

Wow, I've never heard of so much being required of the buyer. Was there something different or special about the contract? For the three contracts I've purchased, I think only one closing company required a notary; I just signed and mailed back the other two.

Nope, nothing special. I really thought it much too. I had read that sellers usually bear the brunt of the work. I was surprised at the instructions that were included in my packet. Because, I didn't want to screw anything up, I followed everything to the letter. Hopefully, it isn't held up too much on the other end.
