The rack rates for the nights we are staying DVC at the Poly

Just out of curiosity I looked at the rack room prices for the two night we are going to be staying at the Poly. A regular standard view resort room for those two nights is $1550!!!! Unreal.

Yeah these sorts of resort prices are bound to drive up the DVC rental price. I was just checking last night on David's, one of the more expensive places to rent points, and you can get a 2 bedroom at Beach Club and Boardwalk for under $700 a night most nights of the year. That's around what they are asking for some single hotel rooms, and certainly less than they ask for 2.

Hence the reason I'm very comfortable with our Poly purchase. It will "pay off" in no time. I haven't looked to see what our stay would cost cash in December. What site did you use?

Disney's site.

But most people don't pay rack rate. Lots of them find a discount somewhere.

Even at a 30% discount that is still $1085! Probably can't get that kind of discount at the Poly either. I think we got 20% off in 2015, and with Star Wars opening up soon I'm sure the discounts are going to disappear.

Very true. But I will admit I did look at my go to TA just to see if they had a discount going and for those two nights, they didn't. But hey even with a 20% that one might get, that is still like $1200. Renting points was around $700 I think.

I think I am doing OK with my OKW points so far. I won't ever be able to land AKV-CL again, but that stay, one night at the Beach Club and here with the Poly, I just don't think I am doing to bad so far.

Do you think anyone is crazy enough to pay these prices?
I think they are listed at these high prices so DVC buyers feel they got a good deal.

A more reasonable comparison would be the rate of a standard hotel room vs. a DVC one. While the DVC ones have the extra shower, etc, they are pretty unreasonably jacked up at a rack rate. Probably so DVC members paying 25% off don't end up costing Disney anything.

With that, comparing 23 points a night - probably around $230 or less per night for most resale buyers once you build in the per year cost per point, adding in MFs on those points - at the Poly to what they currently are offering over next spring break, DVC has been a good deal for me. They are asking $546 per night for those three nights. It is possible that they will eventually offer a discount on them for AP holders, but considering it is spring break, I wouldn't hold my breath.

In early January, a room at BRV or CCV costs 15 points. A similar hotel room at the Wilderness lodge is going for $391.

Next November, which I was looking at when I quoted the 2 Bedroom rental rate at Beach Club of just under $700 per night, they are asking $458 for a hotel room.

I can see where the "You save over 50% by using DVC" talk comes from. While I am not actually spending less on trips, I can say "Wow, I really just got to go to the Polynesian, and now my big vacation stress is whether I want to stay at the Animal Kingdom Lodge or Bay Lake Tower next trip." I really am spoiled now.

It all depends how flexible you are& if u can be happy with a room vs studio. Imo bit smaller and we missed the split bathroom but we had a great time

Just back from a special TA rate that started on 8/16 all in paid $1,164 for 4 nights Standard thurs to mon. I’ve paid over $200 for weekend nights mid oct via APH rate The price sure worked for me! Complimentary Upgrade to Pref Samoa pool view Pretty sweet deal, weather as expected not as bad as 4th of July week didn’t ge busy until last day, beginning of FDP

Right, that TA is great. But a lot of us can't be as flexible with kids in school.

We came home very early my Tuesday am and GD started school Wednesday.

Having an APH in your pocket doesn’t hurt either

We are also very comfortable with our purchase. We never looked at it as saving money (though clearly it is), for us it was more about having a yearly budget for Disney and what could we get for that amount. We figured $1600 - 2K per year for a hotel for 8 nights (assuming there was a discount we could take advantage of). That could get us a moderate in the fall, but with DVC it got us Polynesian. That was what sold us. For the same $ we’d budget per year, we could stay at French quarter or poly. We love poly, so it was a no brainer for us. We were lucky to be able to afford the buy in though. Not everyone can.

I had 230 non bankable points about to expire in a month so my DH and I booked a Polynesian bungalow for two nights - better than just letting them expire. Too late to rent them. I think the rack rate was about $2500 a night - but it still cost me a ton of money for those two nights even if a fraction of that. We enjoyed our stay though. A one time experience.
