Exactly. Shouldn't all these permits in the states in the US and in every other country already be going on given their time frame?

Should be, but the best example of DVD not knowing what they are doing with the filings was PVB. They had approval in Florida when sales started. However, they didn’t do the work correctly in many other states. They couldn’t even advertise online or mention the resort over the phone because of the mistakes. I believe it was nearly 2 months after sales began before they finally were able to sell in all 50 states.

Even one of most well known Polynesian social media posters had to fly from their state to Florida to be able to buy.

I recall a few people posted they were putting in extremely low offers because so many had to sell and few were buying. They claimed to have bought a couple BWV contracts in the upper $20s.
I think DVC resale prices bottomed out in 2010-11, but they were still very low in 2012, maybe just a few dollars per point higher. As I recall, prices were on the way up by 2013, but only modestly as first.

I bought BRV ( back then Villas at Wilderness Lodge) during that mentioned recession. Bought 150/pts for $53/pt in 2011, fully loaded. Yes, it was a steal.
 
This thread often just makes me laugh. I think there are pro-same association people that if Disney says it will be separate they will not believe it. And at the same time there are pro-different association people that will do the same thing if it is the same association.
FWIW, I really have no clue but I think there is little chance that it is the same - but I also think there may have been clues saying it will be the same all along. What in the world will the “big” topic be once we find out.

I am probably in the minority, but I want DVC for the opportunity to stay somewhere unique and amazing and not have to use my car or take a bus at WDW. Full stop.

I want Deluxe accommodations. To be honest, I barely find Disney Deluxe to be a true deluxe accommodation, so I am certainly not willing to do a moderate or value resort.

I am worried about the cabins entering DVC. And I am worried we will see soon enough the All Star Movies DVC or whatever else zany ideas DVC comes up with.

They are really undermining the product if they start doing Grand Destino, etc.

OKW was the initial one, and the trade off was less great location but huge rooms and affordable point costs. As time went on places like Boardwalk offered great locations, and eventually places like Poly or VGF offered amazing locations at higher costs.

We may end up looking back on Riviera as the beginning of the end of DVC. Not just because of restrictions, but because it was a step backwards in terms of desirable locations. That is why we were unwilling to purchase Riviera. We have no interest in riding a skyline that might shut down in the middle of the day.

DVD will have so many points to sell with the new additions, could be a long time before Disney announces a future project.

Perhaps another topic the boards will discuss is how terrible the decisions were because all those points will take a long time to sell? (Or maybe they offer large discounts to sell)?

I think I'd love to see an extended range of resorts, especially as we get closer to 2042. I do agree with your perspective on transportation.

If they manage to connect Coronado Springs to the Skyliner, it would make Gran Destino a prime location for DVC. It's less than a mile to the DHS Skyliner station, Disney, you know you want it, too.
 
There are legal restrictions and timelines that must be followed. A certain percentage of the project must be completed, documents filed and recorded, and licenses obtained in the States when they intend to market the project.

Using PVB's licensing timeline, might this offer an indication of new vs same association?

Example, say they need 75% complete to file paperwork in California. (Not sure what the percentage is, using 75% strictly as an example number)
  • If it's new, they need tower to be 75% done.
  • If it's same, would it meet legal requirements to have PVB 100% done and tower 50% done?

Maybe a better thing to look up is when did they complete the paperwork to sell BPK last year. I know that NY had not yet finalized the day before sales went live because my guide called to say he might not be able to contact me to buy the next day.

I have no idea when things started, but in this case, a few states approval didn’t happen until the last minute.

I think we're entering a new era of DVC - where they're perfectly fine with NOT declaring more points to sell and leaving them as cash rentals. They don't care if it takes forever to sell out a Riviera as long as they can rent the points for cash on the backend while in active sales.

This also might explain why the theming is so much more muted now - more like a hotel room, and not at all what DVC is suppose to be (in terms of Disney theme.) The new Boardwalk refurb looks about as plain vanilla as they can go - and I don't think it's all for cost savings.

Well said! Especially your point about “muted theming”…essentially appealing to a wider range of guests.

We are at FW this week (actually rented an RV to try it out - we are loving it)!

We’ve actually had a couple of CM’s at Pioneer Hall say that something is going in, they just aren’t sure if it’s what was announced earlier. Said that they have been pouring concrete pilings back there (of course, that could be for anything).

Both I spoke to thought whatever resort was there would be tied in thematically to FW and the cabins and the DVC there would be part of whatever the Cabins are. She said CM’s were calling it River Country Lodge.

They must have hired some bus drivers onto the creative team, because that already sounds like a much better concept than Reflections!
 
I like the name River Country Lodge 1000 times better than Reflections.

But the feature pool will have to have a great lazy river going around it !

Just to add to our speculation, on both of our last two DCL sailings (this year) they had River Country as a trivia answer. Wondering they have a long game of amping up nostalgia. I’m already ready for the “will they have a lazy river” speculation.

As much as I’d love to have one, I think Disney has proven time and time again they aren’t interested in making the hotel pools attractions. They did it relatively well speaking once with Stormalong Bay, but overall it has always felt to me they wanted the pools to be just nice enough that people feel the box was checked, but not too nice that people don’t go to Disney Springs/the parks/The water Parks, etc.

Even Vero Beach, where you’d think a pool would be a huge hit, it is pretty underwhelming compared to other timeshare/resort properties and their pools. If I recall correctly, Aulani tried playing that game and they had to redo the pool.
