So hubby and I got an early Christmas present last week when we got a call from the Timeshare store and they told us we had an offer on our DVC...well we accepted and were super happy...Today we got a phone call telling us that the buyers backed out and "changed their minds." I totally understand that things change however buyers please try to know this is what you really really want to do before you put an offer in...it really is devastating :sad2:
 
I am so sorry. There could have been a financial or family issue over the holi:cheer2:days. Your contract WILL sell!

That's disappointing, but it's just part of the package in any financial transaction. Usually sales go through without a hitch -- sometimes they don't.

The good thing is that you now know you have the contract priced right. Another buyer will come along.

You should still make some money on that cancelled sale. You are entitled to half the deposit the potential buyer put down. The selling agent gets the other half. This happened to us twice on a small contract we were selling and we still own it. But we made nearly $1000 on the two cancelled sales.

I had a 10 day cancel-without-cause clause in my contract....I didn't ask for this, it must have been a standard thing to include in contracts.

From some other posts, I think the OP got the contract on the 22nd or 23rd, so the buyer was probably still in this window where s/he can back out and get all the money back (or not owe anything).

Too bad. Both of our buyers backed out after Disney declined ROFR, so it was a long time after the fact.
 
Sorry to hear your news - I was really excited when you posted you had a buyer :headache: The new year should bring a new buyer - best of luck to you I am sure it will sell soon.

It is actually the law that ALL timeshare contracts have a 10 day "cooling off period" in which a buyer may back out of the contract. It must also have language explaining that no agreement may take away that right.

OP: Sorry it didn't work out, but I'm sure if you got one offer, another is bound to come along! :)
 
In case you have second thoughts about selling, you can always rent it in the interim. While the resale price has gone down quite a bit last year, the rental market holds up.

Good luck with whatever you decide to do.

The only problem with renting is that you could not sell it until the check in date of the rental reservation.

I understand your frustration, especially with the thought that your family had a few thousand dollars headed your way. On a different note, maybe this is a blessing in disguise. :confused3 If your family is currently in a financial situation, I would strongly recommend renting your DVC points until things look brighter. You can still maintain ownership of your contracts while generating much needed income. When things eventually turn around and your money situation improves, it can be back to business with the Mouse! :cool1: I hope everything works out for the best. Hopefully one day many years down the road, you and your spouse will be sitting on a bench in the Magic Kingdom talking about how glad you are that you ended up keeping your DVC Membership and now have many more years of Magic left to enjoy together. :love: No matter how bad it is storming today, the sun will always come out again sometime in the future.
