The large number of new Aulani resale contracts??

I really hope so. Although one of the 2 brokers that has a bunch of these new listings specifically said they do not allow listing with them and another broker.

Looking at one of the brokers listings they add OWNER/BROKER to the listings they own. And only 1 Aulani has that verbiage. Mystery still continues.. ha!
Contact the broker and ask if it is all one seller!
 

Part of me thinks that if Disney knew MF were going to go way up they would've boosted the Aulani incentives this quarter, while fees are lower. But then again maybe Disney isnt gonna try to pull anything over on anyone regarding Aulani.
 
Another thought. I wonder if you are buying Aulani direct this late in the year if the contract has to tell you what MF for next year will be. 🤔
 
I know that I was able to rent out all the points I wanted to within a week, so the rental market is still strong. But, perhaps this is a large commercial seller... definitely not a time to list an Aulani contract.....

The tentative dues for 2025 will be shared sometime mid to end of November snd become official in December.

So, there would be nothing to share until that is released to all owners. Plus, DVD does not pay MFs on declared points that are not sold, In exchange, they cover any shortfall that occurs,

At this point, they wouldn’t need to score sale because they get to set up to ensure next years dues shortfall, if one, is minimal.

There are some very specific reasons for that.

I follow a YouTube channel called Moving Hawaii and they had a very detailed analysis a while back about the condo market and how it was very concentrated in a small number of local insurers. When those insurers got purchased the new larger companies went in and found that the rates being charged were way too low for the level of risk and too concentrated.

The other part is HOA boards wanting to keep the dues as low as possible and not doing enough maintenance…. something that lots of older condo buildings around the country are seeing and leading to huge assessments and law suits.

Personally, I doubt Disney made some of those mistakes. We will see.

Lastly…. if you want to talk insurance rates…. Florida is going to be a disaster….

Florida coastal will be a disaster. But central florida sees minimal damage from hurricanes. Like, for this last hurricane, buildings in Tampa were wiped out. But except for flooding in known low-lying areas, not much damage of size happened in or near Orlando.

Maybe Disney's cracking down on rental abuse from a large owner who has decided to dump the properties if they can no longer rent?
Hmmm interesting theory. I would think that would impact all resorts contracts though not just Aulani.
