Sunset Harbor Key West: Anyone been there?

We have a chance to do a DVC trade into the Hyatt Sunset Harbor resort in Key West, a two-bedroom unit. Has anyone stayed there before? Looking for feedback. Love Key West and would be taking friends who have never been there before, so we want to make sure their first experience is a positive one!
 
I have not stayed at the Hyatt, however, I have stayed at the Hilton timeshare which is a block away from the Hyatt, also on front street. The location of the resort is fantastic - you are in a block walking distance to Sloppy Joes (and the rest of the heavily populated resuraunt/bar end of Duval). The sunset festivities are practically oustide your door. The marina is also right next to the timeshare so you can easily go out for snorkeling/jet-skiing, etc. I can't elaborate on the accomodations but I don't think you'd beat the location. The only thing that is "far" away is the "beach" (which, living close to a beach, I find too rocky for my tastes).
 
I've seen the property but not stayed there. I'd say it's a fair trade, esp for weeks 51-16 or mid summer. Less so for the other times but still reasonable.
 
I've stayed there and enjoyed it. The best thing about this resort is the location, which is just about perfect. It's not a huge resort, and has a nice courtyard type of pool area.
The rooms, while nice, aren't quite as nice as the other Hyatt's in Key West. I believe this location is Hyatt's first timeshare venture. They do not have washer/dryers in the units, but have a couple of laundry rooms (pay). Also, parking was pay at the next door Hilton hotel parking garage. It was cheap though - about $20 for length-of-stay with unlimited in-out. Not sure of the parking status now however, because I think the Hilton was re-branded, but I'm not sure what it is now.

There is no Hilton timeshare (HGVC - Hilton Grand Vacations Club) in Key West. There is (was) a Hilton Hotel next door, but I think it's not a Hilton anymore. Not sure what brand it is now.
 
Thanks for the feedback, everyone! We are meeting with our friends for dinner tonight to talk over vacation plans. We will be spending an entire week; they will be joining us for three full days plus two travel days. We are trying to decide between taking the trade-out to the "real" Key West or simply heading to the World and OKW!
