SSR studio available through expedia, but not through DVC

I'm wondering how a studio at SSR can show as available to the general public for certain days, but when I called MS for a studio for those same days, none is available to me. Anyone know how this works?
 
There are two "inventories" at any DVC resort - those available for member stays and those available for anybody to stay on cash. They are not the same thing. There are three reasons that rooms may be available to non-members (either through Disney or a travel site); the points equivilent to those room nights were used by a DVC member to book a non-DVC stay (cruise, hotel, member getaway); we are inside the 60 day window and it looks like the units will not be fully booked; or lastly because it is the small part of the total inventory that is till owned by DVC.
 
There are three sources of villas at SSR for cash reservations not available for points reservations. DVC holds a small percentage to use for maintenenace issues which can also be used for cash reservations, until the resort is completely built and that inventory has been declared for sale by DVC any available rooms can be rented for cash by the developer ... AND ... Points used by SSR owners for non-DVC options - like cruises and other WDW resorts - are converted to reservations available ona cash basis. DVC members will not generally have access to any of these rooms thru MS. In addition any rooms not reserved on points 60 days in advance are also available for public cash rental.
 
Not to mention... Expedia sometimes lies LOL!

I have attempted to book Disney rooms via Expedia. Get all the way to the confirmation screen and get told "opps, we can't confirm that room" (In other words, they didn't really have it to sell!)
 

If you are a DVC member call DVC first to see what the cash price you could get the room for. I recently saw expedia had Hitlon Head for Friday/Saturday night studio for $110.00. I thought that was a great deal but waited till the next day to seewhat DVC could do for me and we got the room for 81.00 a night - pretty big savings.
 
All helpful info. I guess this is just some of the fine print I didn't read when joining. I was just frustrated that as a member, I couldn't get the room while a non-member could. But, now at least I understand. Bottom line, I need to start planning ahead more.
