Spring Direct Incentives 2/9-4/27

People only focus on the loss of hotels affecting availability. It’s balanced out by entire rosters of point owners evaporating over night. That’s millions of points (resale and direct) leaving the system.
Upside here - some of the most serious abuses with commercial renting happen with Boardwalk. In 2042, that problem will disappear.

That's the thing. I don't really think it is balanced out, at least for pure SAP owners. There are a bunch of things happening up until and including the 2042 resorts expiring that will make resale SSR/OKW SAP harder to use and a much smaller amount of things that will provide some relief. I guess it is possible there might be a net dip in the chart of problems for SAP owners for 1 year from 2041-2042 but its a steady uphill bunch of problems from now and well past 2042.

  • Expiring resorts that will for sure hurt SSR/OKW SAP: BWV/BCV/BRV
  • Expiring resorts that are offsite, but will likely (IMO) still affect SAP owners negatively: HHI/VB
  • Expiring resorts that will provide less competition/relief for remaining SAP owners: OKW 2042 (so only a part of 1 resort)

Overall the expiring resorts are ones which IMO SAP owners would try to swap and book at much more than the owners at those resorts would try and swap back into SSR/OKW, resulting in a net loss of a lot of options.

Any additional future direct owners will all have the ability to swap at the O14 resorts as well, and will be looking to use their points occasionally at the beloved resorts, but probably not SSR or OKW as much, adding more pressure.

And any SSR/OKW direct/grandfathered members that sell points between now and 2042 will now have the new owners be locked into just the O14 as well, which would increase the competition in those resorts even further.

If you buy an O14 resort resale, I would just be prepared to stay at that resort a lot leading up to and post 2042
 
My point is that being "stuck" at RIV would be comparable to staying at the "better" resorts on that list and much better than being actually stuck at SSR/OKW for a number of trips, which would IMO be quite likely over the life of the contracts. RIV has good dining and easy access to 2 parks. You could always just buy a small RIV contract to add onto any other resorts you own and not actually be stuck at only RIV at all...

You could also kind of see it as a 100% shot for access to a good WDW resort vs 5/7ths of the time at best if you have SSR/OKW but actually only trying for CCV, Poly, VGF, BLT, and AKV if you include that one too.
Whatever. Give me SSR over RIV anyday. To me RIV is fine, but way overrated. I don't get it. I've said before, and I'll say again, I've stayed in a RIV GV and an SSR GV. For 300 points less for a week, give me the SSR GV any day of the week.

Not only are we happy to be "stuck" at SSR, we prefer it over many of the properties that people seem to love best (looking at you BWV). I know that we all have our favorite resorts, but the truth of the matter is that they are all nice and excellent in their own way.

But... for us.. we always have a car and it makes things easy when staying at SSR/OKW/AKV(well, at least Kidani) and CFW is like a dream, you can park just steps from your front door.

We own at Riv but have stayed at OKW more often so far. And can’t wait to try a SSR treehouse. Enjoy them all.

It's definitely true that I would rather be at any Disney resort than at home!

And having a car does make a big difference for those properties. I often see locals or those that are within easy driving distance say that they love those resorts. I will rarely if ever rent a car and I have to fly in, so I won't stay there very often.

I am not saying that you shouldn't love those properties, just that you should be cautious buying there if you don't actually love them.

I'm not going to comment about the rest of the stuff but I do think it's interesting that people love driving to the resorts. I live here and I really miss using the transportation options without having to drive into the parks and park and etc. Idk, I just miss the stress free nature of using on site transportation including the buses. Our relationship with WDW has changed since moving here and it's nice to be able to go to all the Moonlight Magics and pop into the parks every weekend or even after work occasionally but I miss having it as my vacation destination. I live close enough that I don't have to take any freeways to get to any of the parks so it's not like it's a long drive but yeah, I don't see us wanting to drive around maybe unless we were staying at one of those resorts where the parking is so close to your room like those you listed. I'll be happy when we don't have to park at TTC anymore lol

Just like in life SA can be fun but in the end you cant rely on it to always make you happy. Commit to what you love only!
 
Regarding title insurance on direct purchase:

But these are commingled points in DVC inventory. How do I know if the points I buy are developer points or points DVC acquired through foreclosure? My understanding is that when buying points directly through DVC DVC represents that these points are free and clear of any incumbencies.

When DVC acquired points through foreclosure, they needed to confirm there’s no lien or encumbrance.
 
Playing around with the Add On Tool I noticed that they no longer give you an estimate for the loan payment (you used to be able to choose 10% or 20% down). They removed it completely, now you have to ask them about financing instead.
 
I think people are underestimating the long term effect of the restrictions. RIV is still an actively sold resort and we are already seeing contracts reaching the low 100s. I truly believe that 5 years from now a RIV resale will sell for the same or less than a SSR or OKW2 (2057) resale.

Sure it might sound like a bargain... but as time passes more and more RIV resale will exist which will cause a very interesting 11 month booking window war.
I wonder what will happen after 2042 when so many of the non-restricted ones will be expire. And presumably all new ones will be restricted. I think it might "even" things out a bit more, perhaps.
I think people will just buy contracts to stay at their favorite restricted resorts. ;)

This is me.

I haven't been to BWV in a while, so maybe I should give it another chance. But it's not a relaxing respite away from the parks in the way SSR is, and I don't care that much about an extra few minutes in transit. I'm not sure if I would say I prefer SSR, but I really do like it.

However....

....me too and that might make a big difference. Though I did stay at SSR one year for a budget bonus trip and skipped the rental car for that one, and it was fine.

I think this is partly a personality thing. Which one sounds like more of a vacation?
  1. Never having to touch your car keys or drive in an unfamiliar destination.
  2. Never wondering when the bus will come and if you'll have to stand.
Especially back in the days with kids, I was a #2 guy. I'm a little more willing to bus it these days.

I said a few days ago that it would not surprise me if DVC started playing around with interest rates. This is another piece of (possibly coincidental) data that suggests they might.

I think people will just buy contracts to stay at their favorite restricted resorts. ;)
