Just saw this site on CNN. It's called rentometer dot com and it tells you what you should be paying in rent in the area you are living in. And will also tell you the rent of places in nearby areas in case you are looking to move. I put in my house, and its fair market value.
The problem with living off post next to a military base is that the renters know what the basic allowance for housing is, and will charge the max even if the place isn't worth it, because they know what we get. It's a terrible thing and hard to find a nice place to live, so I am glad that our area is good!
