Some rough observations on resort to dues increases

OKW by design requires more miantenence, heating cooling etc. more outside walls exposed to the elements, plus it's older. Room service charges are the responsibility of the resturant and are in the cost of your food, not your DVC dues. Valet parking is a perk, and due to the distance of the parking lot probably necessary.

This is a good point....but now that there have been ripoffs reported on these boards, I think that keeps the price lower.
 
I bought my points in fall 2001--the money I paid divided by the amount of points I got for the life of the contract equaled about $1.81 per point for the points...if I add the cost of dues it comes to around $6.50 a point...so if I rent out my points at $10 a point I still make over 50% profit (not counting the cost of the money 5 years ago.-which may cut my prift down to about 30%) so there is still lots of profit room for many of us to undercut the price of renting and make our points go faster and first in the marketplace for renting points...

BTW I have not rented points except when someone bailed on me 3 years and left me with unuseable points
 
I got told that members pay for everything.

that includes room service, restuarant, gift shop, front desk, maintence, housekeeping, valet, bell services, boat service - everything.

I still want an explanation why the budget information isn't what we are being charged. or am i not understanding something?
 

Interesting, thanks. Points were $63 per in 1997 (or thereabouts) so they are up around 40% as well, right?

OKW dues have gone from $3.14 to $4.40 in that period -- up $1.26 per point or 40%. Using a rough figure of 25 points for a 1 bedroom weeknight, cost is up $31.50 per night.

In 2000 a BWV 1 bedroom was $395, in 2007 it'll be $480 - up 22% & $185.
Dues for that period went from $3.94 to $4.85 or up $.91 and 23%. Figuring 30 per night for a 1 bedroom, that's an increase of $27.30 per night.

For a non-DVC resort,

In 2001, CBR waterview regular season was $164, it's up 13% to $185

In 2001, GF lagoon view regular season was $425, it's up 18% to $500 per night.

We also have the influence of 9/11 working on these figures. DVC raised dues after 9/11 due in part to decreased interest rates and raised insurance costs. At the same time, WDW kept resort rates low to attract people back to traveling. I think we are just returning to some normalcy where dues are starting to stabilize again and resort prices are creeping back up.

Looking at the cash price of a room at a DVC resort vs the dues increase......yes, dues seem to be in line with how much the cash price of those rooms has inflated. But what is interesting is that the cash price for a room at a DVC resort seems to have suffered more inflation than the cash prices at non-DVC resorts.

Not sure if that is a trend, or if the apples to oranges comparison (a 1 Br vs a regular hotel room) factors in. Would be interesting to see the percentages on inflation of a BWV studio vs. a BWI room vs. BWV dues.

"You talkin' to me?" LOL! I can see what, if anything, I've got.....but it won't be until after Christmas!
