Hi everyone


Been lurking here for a little while. It's been really helpful.

So I put in an offer on a resale. Before doing so, I checked the Orlando BBB on the agent. I also did a search of the forums to look for issues with this particular seller. I saw positive posts going back 10 years on different sites. After some haggling, the seller and I agreed on a price. I sent the deposit to the title company after another search and BBB check of the title company. I also looked up the contract on the Orlando register of deeds web site to verify the deed. Sent in a deposit and Title co emailed me the next day that the offer had been submitted to DVC.

So now I am waiting to pass ROFER, and getting a little nervous. When it passes ROFR, I will be sending a rather large amount of money to someone I have never seen. Is there anything else I should be doing to make sure that everything is legit? Is this nervousness why people pay extra to buy direct?
 
Yes. Or at least I have seen it called one of the big 3 in some posts

Then if you must worry ;) worry only about not making it through ROFR. Once that hurdle is past, it's just a matter of time - usually only a few weeks. If you don't pass ROFR, you'll get all of your money back.
 

Thanks CarolMN! I'm determined not to worry about ROFER, so maybe my mind is just transferring that to something else.

Let me redirect that worry for you... worry about if the travel dates and spaces are full, which alternative dates or resorts would you accept? :rotfl:
 
I'm not so worried about availability, since I am targeting January for the first trip. Should give me plenty of time to pass ROFER, get loaded into the system, and still be well ahead of the 7month window.

If you are using a company that many here on the DIS have dealt with, then I agree with others, don't worry. But, I do understand how stressful it can be once thatcheck goes.

As long as you steer clear of New Years and Marathon Weekend, you should have a pretty good selection of resorts to choose from.
