So Many Resales!

Has anyone noticed how many listings of resales there have been as of late? The number of contracts available on Timeshare alone seems much more than usual....Just curious....
 
just took a look it seems like there are a lot more than usual. why? who knows

my guesses will be its almost maint fee time.
need some money for christmas
 
Just a guess but between the persistent AKL / CR rumors and the promotions at SSR, I wouldn't be surprised if the resale market were taking a hit.
 
The little contracts sell quickly. We sold a small contract in one day on the Timeshare Store site just recently.
 

Saw a couple of thousand pointers for sale.

Is the rental market drying up?

I would speculate that the new enforcement of points transfers may be somewhat responsible for the additional resales on the market (affecting points profiteers). While renting still comprises most of the market and renters for profit are unaffected by this change, the points transfer market was damaged by this new enforcement (which in my opinion is the safest way to trade points for dollars).

On a macro-economic level, I think this country is headed for some rough sledding. Both government and consumers are heavily in debt, the current account deficit (as well as trade deficit) are at all-time highs, monetary inflation is high, and the dollar is extremely weak (and will get weaker). As such, over the next several years I think you will see reductions in these types of expenditures (adding more supply to the market).

I check out the Timeshare Store listing from time to time and while the number contracts for sale fluctuates somewhat it seems pretty steady to me. There are any number of reasons why people might sell their contracts starting with it may have been purchased as an impulse buy and then put up for sale once the owners discovered it was something they really couldn’t afford. Other reason for putting a contract up for sale include (1) death, (2) divorce, (3) job loss, (4) the luster of going to WDW has worn off, (5) selling one DVC property to purchase another location, and (6) the recent decision by DVC to enforce its points transfers policy.

Because the Timeshare Store does not disclose the reason people are selling their contracts (and there is no reason they should) all we can do is speculate why people are selling. At the end of the day without better information it’s a pretty useless exercise to speculate on why people are selling and/or whether the number for sale has increased or decreased.
 
i can only speculate on others, everyones live and life style is different. i just know that the only reasons i would ever sell would be to purchase another dvc :sunny: or if finances forced me to do so. :sad2:

I counted 89 on your site (not counting the pending sales) today. How do you arrive at 68? Are you counting multiple contracts from the same person as a single listing?

I don't know how seasonal your sales are. But when I sold a couple of contracts through you in May (listed separately on the site), there was less than half the web site listings as there are today.

No, just wanted clarification. I don't care whether there are more resales, fewer, or the same. I just thought it was an interesting thread that someone started. And that thread was started based on the number of listings displayed on the website.

Today is the 11th. Tom's post specifically compared October 10 from '05 and '06. (Apples to Apples)
 
Whow even more telling 21 more people put theres up for sale since yesterday!!!!!!Yikes that is scarry :confused3
 
When I count the listings on the website I only count those available, not the ones with Sale Pending.

May 15, 2005 80 Listings

May 15, 2006 66 Listings

Please understand, I am NOT trying to be argumentative, I was just trying to share the facts with you. The listings will very rarely show a true picture of what's happening in the market. The reason I say this is the turnover in our office is tremendous. In any given month we will normally get in 100 new listings and sell 100 listings. This makes it look like the market is not doing anything when you see a consistent number of listings, when in actuality it is doing very well. Whenever I see we are down in listings, I panic because if you don't have the listing, you don't get the sale!

It's no secret that the real estate market has cooled, considerably. I know the time-share market isn't the same, but they're certainly related. Unless you're planning on selling, what difference does it make?
