With the number of condos and houses available for vacation rentals, I'm wondering if there are any residents there? Or is it just all vacationers?

No real reason for asking, I'm just curious.
 
There are a few I think. The management company couple that we had one of the times we went lived just up the street from us.
 
We had dinner in the IHOP on the US192 and the waitress we had said she lived in Windsor Hills.

I have a friend that has stayed there and when she got back she thought that there might be others that live there.
 
People up the street from the townhouse we stayed in lived there. When we were out for a walk, we saw the man surprise the woman with a new car.
 
As you walk through Windsor Hills you'll see some with mailboxes. Those people live there more than 6 months per year, the rule to get a mailbox. There are some that live there all year round, and some that come for part of the year and rent it out for part of the year. It is zoned for short term rentals, long term rentals, and for people to reside there, so it probably has all three situations.

Right, although not a 100% test, if the home has a mailbox, this is long term renter or owner. Amazing how few mailboxes there are in most of these very close to Disney Communities.

All those gorgeous places, and no one to make them personal... Am I crazy ? I love them, don't get me wrong.
I felt the same way about the Villages, where my parents stay in the winter

Hi, Windsor Hills almost straight south of the Animal Kingdom about 3 miles. It is across 192 and south on Old Lake Wilson...if you Google Map Windsor Hills Kissimmee or Old Lake Wilson you will see it and many other developments that are zoned for weekly rental. I am sure where you live is limited in terms of rentals to a much longer time frame...

To Zoebear...funny quick story...we purchased Kissimmee 7bed 6bath rental home in 03. Sold it 2 years ago. My wife still talks about furnishing the entire home in 3 hours from a catalog. She kept having to remember that she did not live there and it did not need to be "personal" but efficient and heavy on the "WOW" factor.
Her joke is, "we still can't decide on a couch for our living room after 2 years, but I furnished a 7 bedroom house top to bottom in 3 hours!!!!"

You're so right Ted and a funny story! It is best thought that the homes in Windsor Hills and the other rental communities are defined by the lovely vacations families enjoy there and the memories they make. Because they are not personal, they could be anybody's home, and each has its own character.

Hi, these are just furniture catalogs that you find at any furniture store. We just went room to room in the catalog and with the help of Linda, our furniture package lady, we picked couches, chairs, bed frames, and left the pictures, accesories, linen, plates, pots and pans to her.

How it works for most folks doing this is called a "furniture package" Kind of like buying a car and what you want in the "package." There are many furniture dealers around Disney area that will sell you a package. Options range from bare bones basic to absolute top of the line. For example in 2003 we worked with a woman who was recommended to us because she a had a low overhead family business that specialized in packages and did not have a huge showroom. She was able to buy wholesale for direct delivery to your home and she and her family would do setup. We paid $22K for higher end 7 bedroom two living room package that included leather living room, king beds in 3 rooms, twins in the other four, basic TV's, all towels, silverware, pots, pans...in other words, "bring your toothbrush and be ready to go" situation.
Bare bones is usally very "Florida" flowery couches, white or very simple bed frames, white super 8 towels...you get the picture.
A bare bones 3bed/2bath can be under 10K. Here is example of a package:

(buy the way, this is a pretty high price for a basic package in my opinion)

So there is no "package catalog." I think most of these folks head to Walmart for the towels, the silver, the pots and pans and everything but the furniture and then deliver and set up.
A few folks do it all themselves separately. They go places like Rooms to Go and pick out everything in terms of furniture...then go best place for TV's...then best place for towels, silver, sheets, plates, glasses. Lots of time and effort and for us it was so easy to do one stop as we had to get back to Iowa to go to work and could only come down for a week to get it all off the ground.

One reason we rent from the people we do is we LOVE the furnishings. In fact they have some of the same stuff I do in my house now. lol Great furnishings make for a much nicer vacation. I hate the bare bones furniture type rentals.

To answer the original poster I actually am considering renting for a year at WH ( while I get settled) . You can find stuff for rent on occasion in the local newspaper.
