Should I have confidence in this guide?

Hello, all. Let me preface this by saying I may just be overreacting. I get a little nuts with my planning sometimes.

Here's my story: I am not a current DVC owner, but recently decided that I wanted to buy into BWV. I knew that there is a wait for BW points so that was no big deal. I also knew that as a WA resident I would have to sign the papers in Orlando (or Anaheim). A person on this board hooked me up with a guide (so at least one person on here knows the guide I'm talking about).

The guide and I talked on the phone. He cleared up some of my questions, but honestly I didn't have too many since I'd been researching this for awhile. Things seemed to be going along smoothly. We left it at: I need to chat with my husband and decide how many points we need.

Our chat was pretty short, "honey, I brought you some Easter candy - can I have $23,000 to buy into DVC?" "OK, if that's what you want."

So I emailed the guide and told him what I wanted. He said I'd have to sign the papers at WDW or DLR, and I said that's fine, I'll check airfare and let you know which works better for me. Then sanity kicked in and I realized signing could wait until early May when I'm going to be there anyway. So I called him back later that day and said let's just do this in May at WDW. *Then* he tells me he's not even sure he can put me on the waiting list, that he's "working on it." He said he'd check back with me at the beginning of April, but now I'm afraid that my May trip is going to come and go and there will be no points or paperwork for me to sign while I'm there. Plus, I asked him once about using my inlaws' address. He said they would have to be actual buyers with us as associates and then we'd have to do a quit claim to switch the contract to us. After I realized I wouldn't just be using their address, but would actually have them involved in the transaction, I lost interest, but now he keeps coming back to doing that even though I said I definitely did NOT want to do that.

I just want this DONE you know?
I feel like this guide is more interested in making the sale than in doing what's best for me.

Here are my options:

• start looking on the resale market and hope to pass ROFR
• see if the guide can follow through and get me on the waiting list
• just freaking buy at SSR or AKV (if possible) even though I really prefer BWV and would like the 11 month window there

I would get on the waiting list, AND look for a resale in the meantime.

The one I wouldn't do is purchase SSR or AKV if your heart lies with BWV... Especially BWV, as the 11 month window is very important for standard view and Boardwalk view rooms.

I dont' see any reason to buy directly from Disney other than maybe the process takes slightly less time than buying through The Timeshare Store.

Buy where you want! Buy what you want! ...and pay as little as possible. You will not regret it.

Quick story. One year ago this week, After a long hard sales effort trying to get us to buy SSR, We had a guide send us the POS and all the welcome papers for points to VWL. We really wanted BCV. By the time the package arrived I had found 200 BCV points on the TTS web site. I think it was up for less than a few hours. I had been stalking their site for weeks. I called Jerry, he mailed the package to me, we returned everything with 10% down. ENd of story. THe Disney guide called back and I had to explain to him we bought re-sale BCV. Not a real good discussion, but in the end we got what we wanted for a better deal.

$23k will buy you a very nice contract of BW points. Buy two smaller contracts with the same use year.

I see that you saw the thread in which it's noted that WA residents can buy from DVC directly, so give your guide a call!

We purchased through resale as well and are very happy! We would have had access to our points sooner, but since we're not going to WDW until summer, it really wasn't an issue.

Our story...DH, DS, DD and I were down in Orlando over Christmas (staying at OKW) and decided to tour SSR. We actually went ahead and signed papers to purchase. When I got home and did more research, I realized I could get a little better deal via resale. With the Friends and Family discount (which was $86 per point), we didn't end up doing that much better. I also gave up a December UY for an August UY, which would have worked a little better for us, but ended up getting 2 Aug UY contracts (a 120 and a 290). Benefits for us...$2 less per point, no closing costs (seller paid), 120 additional points (120 contract had 05, 06 and will receive all 07 points). If you look often, you can find loaded contracts out there. Also, if you're working with a good realtor and research the boards, you'll almost know for certain what you have to offer to pass ROFR.

Best of luck in your decision to purchase. I know it's a big commitment and I'm glad you found these boards. I wished I had found them earlier!!! Only thing I would have changed...UY!

I read somewhere on this site that purchasing your first contract in Disneyland gave you a great discount. I'm not sure if thats just for California residents, but it's worth looking into.
The discount was substantial enough to cover more than travel expenses.

I think the problem here is a timing issue. Based on what your guide is saying, it sounds like there are enough BWV points available right now to go ahead with your purchase. If you choose to wait until May, I doubt they would hold those points for you -- they will go to the next person who comes along looking for points at BWV for that UY. When you arrive at WDW in May, there may or may not be points available at that time so there is no guarantee that you would be able to complete a purchase while you are there. If you are willing to accept any UY, that will improve your chances.

Given that, you can wait until your trip in May and see if any BWV points are available or start looking for a resale now. You'll save some money with resale, provided you purchase a contract with a full set of current-UY points and all of next UY's points available. As long as you pay the going rate to pass ROFR ($84-$85/pt??) you shouldn't have a problem. It takes about 2 months to complete the process with a resale, so if you find something soon, you could be in the system by the end of May.

He could put me on a waiting list today and then tell me when I need to go to WDW to sign the papers and that would be fine. If Disney does not have approval to sell BWV to WA residents, maybe your guide cannot even put you on the waiting list for BWV points. That's unfortunate but it does make sense. In that case, you can just see what happens in May. Maybe you will get lucky and there will be points available at BWV at that time. Otherwise, try resale. If you find a contract fairly soon, you could be in Disney's system around the end of May -- not much later than if you purchased BWV directly from Disney during your May trip.

I bought my BWV contract from TTS. Everything went very smoothly. Good luck, whatever you decide to do!

I'm not sure I understand your need to buy directly from DVC. It doesn't sound like you are in a hurry, in fact you WANT to wait until May anyway so why not just grab a nice contract from the timeshare store? Your probably going to save money overall at that size of a contract, plus it might actually get completed sooner than if you waited till your May trip. If you are worried about ROFR just bump up your offer $2 or $3 per point. You'll likely still be under disney's $95 or $98 price tag. Heck, just offer $90 per point....you'll pass.
