hey everyone:cool2: coming to wdw on may 9, driving from nj:eek: planning on staying at the sheraton vistana for a night or 2. has anyone stayed here recently or have you heard anything about resort, good or bad? any help or comments would be appreciated. thanx and have magical day
 
we stayed in october 07 and were very disappointed - we were originally placed in the falls section ( i think) it was considered a town house with one bedroom downstairs and another upstairs - the room was infested with fleas we had to move in the middle of the night - the moved us over to either the cascades section or spas (not sure) the room was one floor nicer room but the staff never called to check on us and didnt really seemed phased by the fact that there was a bug problem to begin with.
 
Hi....I'm a timeshare owner here since 1994. So anything specific you'd like to ask, feel free.

Vistana is a very large resort---has 9 different sections or neighborhoods.
In order of oldsest to newest :
Courts
Falls
Spas
Palms
Springs
Fountains I
Fountains II
Lakes
Cascades

The Lakes and Cascades are 4-5 story high buildings and the only ones with elevators. The other are either 2 or 3 story high buildings.
The previous poster sounds like she was initially placed in the Courts (they are the townhouses).

you said ask away........at the risk of being rude......owners at vistana......how much are the annual fees/dues........don't make me sit through the hardsell to find out!
also...are you satisified with your timeshare purchase at vistana?
 
You're not being rude at all.....dues depend on what u own. Fixed week, floating week, yearly stays vs every other year stays, 2 bedroom dedicated vs 2 bedroom lockoff. I bought in 1994 and can tell u my yearly dues for 7 nights floating week is (was) about $650. But many of the owners have been assessed extra for big renovations at the resort. So my dues are at $1,000 for 3 years to cover these improvements.

There are also two different kinds of ownership at Vistana. Those who bough a long time ago like me and have the traditional deed where we have 7 nights every year to book stays, vs, the newer owners who bought in Starwood Vacation Network. This ownership (people who own the Lakes and Cascades section), operate on a point basis. There are internal trades to very nice difficult to reserve resorts, such as Atlantis Harborside in Nassau. You purchase a certain amount of points for stays. I am not as familiar with this as I am the traditional ownership week that I own. If u attend the hardsell sales pitch, they will most likely discuss the latter/newer SVN point-based system.

Am I satisfied ? Hmmm.....not really. Now I am saying this having not yet seen these new renovations. Vistana was pressured into doing them because they lost their Gold Crown status which makes the resort a much weaker trade into other resorts. And Vistana (or any Orlando based timeshare except for DVC) is already not the most desirable trade because the Orlando market is just flooded with timeshares. They are a dime a dozen. Also, because I pay top dollar to stay there (paying $1,000 in dues now) and I see people renting and finding websites that offer them a week there for under $500. I've seen other website that offer stays at Vistana for $99/night, daily housekeeping, and 20% discounts on all meals at the resort. Much better deal than we owners get.

If I were to try and sell Vistana, I'd probably be lucky to get $3,000 for it. The demand for Orlando timeshares is just not that strong. I am also not happy with the constant hounding we get every year we stay there. They try and pressure us to buy more time to the point we're unplugging our phones.

We do enjoy our stays there, but liked it more before Sheraton/Starwood took over. It used to feel more close-knit. We used to feel valued as owners. Now we feel like just a number. Last year a couple of the sales people were VERY rude to us. We arrived around 6 pm in pouring rain. We had had a long day after some big flight delays. It was torrentially raining. We were told to do the VIP check-in vs the regular lobby check-in since we were owners. BIG mistake. VIP check-in, is just Vistana's way of cornering owners and pressuring them to attend the high pressure sales pitch....uh, I mean "owner's breakfast" or "owner's meeting update". Don't buy that. When we were told to wait for our VIP check-in person, my husband said, "we would really just like our key and to get checked in". We had been waiting for 20 min at this time. After a biting debate with my husband and one of the Vistana check-in people, we got our key. It was given reluctantly. I should mention, that while we were waiting the 20 min, there were 3 other staffers just sitting there !??? They said they couldn't check us in because we were "assigned" to this one person. Unacceptable.

Anyway...we got our key and got into our room. Our room was clean and in good condition and I own in one of the older sections (FOuntains I and II). Next day we went to the parks and came back to a nasty note taped to our door from our assigned VIP checkin person. She pretty much scolded us in the note for not waiting and not being willing to attend the owner's meeting. She specifically mentioned how "hard she worked to get us our request" !!!! I was like SHE WORKED HARD ???? I think my dh and I work hard all year to be able to afford to vacation there. Our requests were : 3rd floor/water view. That was it. So she worked "so hard" to get us that ????

Anyway....I am venting here. Sorry you asked ;) I love the beauty of the resort, the relaxing atmosphere, the pretty villas. I do not love the sales people and their constant hounding. I do not like that the resort lost it's Gold Crown status. I am sure it's back or will be with all the remodeling, but I resent that Vistana let it get that bad to begin with.

if you are considering a timeshare - do not - I repeat do not buy in Orlando.

too many.

if you can buy someplace close to you - that allows you to use the facilities when NOT staying there.

ask around.

don't pay more than $5,000 unless it is Marriott - they like DVC are pretty good about kepting their prices high.

if you want Orlando - only buy DVC - then buy a cheaper one someplace else to trade.

now Orlando has some wonderful timeshares that are cheap - they are cheap for reason - they don't get good trades.

I own at Westgate - hate it. Try to trade it and - it is a nice 2-bedroom nothing wrong with the resort. but Westgate reputation is so bad, say we are still a 5 star (II) but it trades liked a second grade resort.

Lots of Orlando timeshares are not good traders. get a cheap one closer to home.

I agree with Pat.......I do know the Starwood Vacation Network with points trades into some really nice resorts BUT you have to pay top dollar and from the developer to get the points that will internally traded via the Starwood Network :

I am one of those people who search for deals, and I always find ones that allow us to stay in a desirable spot for less than the yearly dues. It makes me wonder why people buy into timeshares, I guess I just don't get it. But the people I know who own them usually have nothing but positive things to say about them. I guess I am just super cheap! I figure I can pay for the week or so for about the same price as annual dues and not be locked into anything. The internet makes it possible now. (I do go to the timeshare sales pitches sometimes to get the perks like a free stay or free tickets, if I have time to spare.) I would NOT like to be hounded even after I became an owner, that would make me really cranky!
 
Now I'm wondering what I got myself into! My coworker "gave" her Vistana ownership to me...finally got all the paperwork finalized and we will be staying a week in July in the Palms section. I hope I haven't made a HUGE mistake. :eek:
 
We just stayed their too, got home on the 9th. We were in the Palms section and we had a great time. They did call everyday to get us to come to a breakfast but the phone never rang it went straight to a message. The only weird thing that happened was one day when they came to clean our unit (we were there for 2 weeks) they folded all our dirty clothes that I had in a chair and the girls had on the floor. I felt kind of bad, I didn't realize they were coming that day and it was just weird that they did that. Also the stuff we had on the counters and table the moved around some so we had to look for a few things. It was cleaned 3 times and that was the only time they did this though. I would stay there if we go to Orlando again.

fountains II - 1614 - it was fine. Housekeeping was very nice. they have started to leave a envelope in your room (asking for tips).

everything went fine - but needed to home come early - still haven't gotten mother's house on the market.

they closed the lakes pool on Monday and it stayed closed until Friday. So I didn't go near the pool. considering that the parking was double - didn't think I wanted too....
 
You had a nice quiet location Pat.....one of my fav areas. Too bad about the Lakes pool being closed because you were so close to it.

Alot depends on what you paid for the unit. My point is this. People looking to buy into Vistana now are going to pay $15-22K on average. If you bought resale, you most likely got it cheap. Not knowing your price I can't say for sure. But buying an Orlando timeshare resale is the only way I'd go. I just don't think the new high-priced developer's cost is worth it. If you don't plan on exchanging to high deman places you should be ok. We enjoy our Vistana mostly because we rarely trade out. We use our week there at Vistana 99% of the time. We vacation in WDW and visit several sets of relatives nearby. We traded once to Williamsburg, VA and were very satisfied with the trade.

The tricks we've learned along the way to avoid the sales people :
If you check in at the main lobby, do not go to the back table/counter to get your "welcome packet" or "free coupons and discounts" as directed by the check-in person. One year it was free Sea World tickets. It's a lure to get u to attend the sales pitch breakfast.


They make you pay a hefty amount of time and endure a good amount of stress/pressure for those freebies or discounts. So think long and hard about losing 2-3 hours of your vacation time and having a healthy dose of stress on top of it.

Do not do the owner "VIP" check-in. You will most likely get the phone call around 6 weeks prior to check-in at your home. I'll be expecting it around the end of June. They will tell you how happy they are that you are returning and how they want to do whatever they can to make your stay easy and enjoyable. They will tell you to check in at the Cascades Recreation Center for the owner's VIP check-in. If you do this, expect a sales pitch before you've even unpacked your suitcases. They called it concierge checkin. Ha-ha. The guy drove to our villa with us following. Then he proceeded to watch us unload our car (5 suitcases, some groceries and a small cooler without ever lifting a finger to help us. Then he "pretended" that he had to come inside our villa to make sure everything was up to standard. Yeah right. Once he did the walkthrough, it was quite clear why he was there. He went right in about the owner's update/breakfast. We were still unpacking.
I plan to flat out tell them I will do regular check-in at the lobby this year. I'll use the Diamond Lane for my requests.

DO, unplug your phone in your villa ! They will call you to urge u to attend the owner's update or the owner's breakfast. I've gotten several phone calls a week. They only go to voice mail if we're not there. If I answer the phone, I do get a live person pushing me to attend. It's a sale pitch attempt.

Do be firm if you are cornered or pressured to buy more time.
 
It is truly a surprise to me that they are still selling the place to the OWNERS! Very enlightening, thanks for sharing that info. Your tips for avoiding the sales pitch are great!

just make the reservation for after your check out time on the day you leave.

My friend signed a quit claim and gave her ownership to me...She had paid it off years ago & just didn't use it anymore. She knows how much I love WDW & gave it to me. I hope I can get use to staying offsite though...

If Vistana was given to you, I don't think you can go wrong with that. I'm guessing she just wasn't using it anymore and there was no sense in her paying yearly maintenance fees. It's the people that are considering paying top dollar for delveloper inventory that concerns me. Even we paid resale when we purchased in 1994. Any offsite is an adjustment from staying on property. I don't know what the Palms maintenance is, but consider you are getting a nice spacious villa at a very nice resort. We do prefer to stay on disney property as well, but we do have very nice stays at Vistana (sale people hassles aside). Honestly, it is the sales pushing that bothers me the most about our Vistana ownership. Don't they realize they put owners off by their nagging ?
 
Thanks for the info...I'm glad you warned me about the salesman. I would have thought they wouldn't bother the owners so much! I paid $682.00 MF for this year. They bought back in the "80's and got to the point where they just didn't use it anymore.
 
:scared1: We just booked a room for one night b4 we check into the regal palms for the week. We booked for the price - $145 for 6 of us - 2 bedroom. But then I looked at the reviews online and I noticed the bug thing there too, and then to hear the bug thing on the dis - I'm a little scared. Can we request one of the newer buildings like the Cascade (was that it?) for a 2 bedroom?
