selling house...disney vacation incentive..what do you think

I am selling my house and thinking of offering a 5 day hotel stay at akl to the realtor who brings the buyers as an incentive to get more traffic. I found another house and want it to sell quickly. What do you think of this as an idea
 
Not everyone is a Disney fanatic like we are. Many would rather get extra cash or a trip to the beach.

I honestly don't think this would bring in the droves vying for your business.

I assume you're are selling yourself and not using a realtor?
If I were a realtor I'm thinking I would just want money.
 
I've heard of and seen in my area where the house listing has incentives for the buyers, not the realtors. I have seen Disney trips as a way to help sell a house. Usually a week stay at the hotel for the person who buys the house. I thnk it might be unethical to offer this incentive to the realtors though. I would ask your realtor about it.

When we bought our house, our real estate agent received a $1000 gift card to a local mall for selling the house. The incentive was listed on the listing sheet. It didn't matter to us and my real estate agent did not push us toward this house. It was just an added bonus to her. Also, my real estate agent was my cousin.

Many places offer incentives to the selling agent. This does help with getting more people to look at the house.

Another thing you can offer if you aren't already, is include a home warranty with the house. This helped us sell my mother's townhome. It only cost about $300 for us to add the warranty.

Do you live near Disney World? If not, it would cost the realtor several hundred (or thousand) dollars to make a vacation out of it even with a free hotel stay. Not a practical incentive, IMHO. The biggest carrot would be cash. :goodvibes

So you'd be paying your realtor a commission and giving the buyer's realtor a hotel stay at AKL? I have never heard of this.

Yes, you want realtors to bring as many buyers to see your house as possible, but the realtor isn't the one making a commitment to purchase your house, so why not target the buyer instead? I think a much better idea would be to drop the price by the amount you would have spent on that realtor incentive.

1. There are about 500 realtors in a 5 mile radius from my home.
2. Many seem to be women, quite a few look like moonlighters.
3. I thought with this as an incentive, they may place more calls to potential buyers to come look at the house, that waiting for the buyers to suggest it.
4. I have dvc points I have to use.
5. I bounced around the buyer incentive but I think what I need is traffic.

I don't think that this is that common, but the logic is that realtors can only show so many homes to prospective buyers. When there is an incentive on a house, the realtor may either consciously or subconsciously put a house with an incentive to themselves on the list to show.

I think that cash may be the better incentive though. A hotel stay would end up costing a ton in travel/ticket costs to the realtor.
 
I think an incentive is a good idea...I just dont know that a WDW 5 night stay is going to be an incentive for everyone. As hard as it is to believe (since we are here on the Dis) not everyone is a Disney Die Hard Fanatic like most of us are:rotfl2:
The realtor would be getting a nice gift of a resort stay, but then would have to fork out for transportation, food and park tickets...which all are very expensive. Unless the realtor was going for a WDW vacation anyway, I dont think this is a great incentive. Cash would be a better incentive.
I understand that you have DVC points that you need to use up....I would be happy to take those off your hands:hyper::banana:
 
i don't think I've ever seen a bonus offer to a Buyer's Realtor like that and I wonder if there might be something in your sales contract with your listing agent to prevent it? If not, why not? It isn't going to hurt anything.

What I have seen is sellers offering incentives to their Listing Agents (who are the ones that are supposed to be attracting the buyers anyway, that's what you pay them to do). What I've seen is something like $1000 bonus if you get the house under contract within the first 30 days .... and things like that.

What does being a woman have to do with it and how can you tell they are moonlighters?

A good realtor will bring the buyer to you without the buyer suggesting it IF it is priced right and fits their client's needs. Is there something wrong with your house that you are convinced you won't get traffic with 500 realtors in your area?

The two realtors would split the commission.

I think the hotel bonus would not be an incentive to any realtor. They'd rather have a larger commission!
 
Nothing is wrong with it but the house I want to buy, I am under k with but with a very short time period to sell it. If I don sell it, they can go with another buyer. I need it to move quick.
 
I don't think it is a bad idea. It is a free stay, they can take it or not. Any freebie is a good thing. If you can offer cash or a gift card more people would be interested (obviously), but if what you can offer is a stay at AKL then go for it.

If the realtors have wanted to go to WDW or just want a cheaper vacation then it would be a great incentive. Yes, they would have to pay for flights, food, tickets etc. but it would save a bundle in the hotel.
