Selling DVC contract-best way?

what is the recommended way to sell a DVC contract? I see the timeshare store ads on here- what is a safe/convenient/economical way to do it?
Also,what if one wanted to 'break' a contract to sell? like 500 points ,one home resort,but for example sell 200 to Uncle Joe and the others to a buyer like the timeshare store? Any good places to read up on doing this?
Thinking we may need to do this soon:sick:
 
You can't break a contract- only DVC can break contracts and to do so they aquire them through ROFR. You have to sell a whole contract to anyone you sell to.

I would say that unless you have a buyer for your contract yourself the safest and easiest way to sell it is through a timeshare real estate company like our board sponser. You can look at various ones and see what there terms are but I suspect they have about the same % of sale for making and taking care of the sale.

First, so sorry you may have to sell. I'm sure that's a difficult decision.

As for selling, you are going to pay around 10% to the realtors who sell DVC. The Timeshare Store and Jaki Apetz/**** ***** (**********. com) are both very reputable companies and great people. I have had good experiences with both. Also, you can only sell what you purchased. For example, I have 390 points at SSR. I bought that as 2 separate contracts - a 270 point and a 120 point. I can sell either or both of those contracts. However, if I had purchased one contract for 390 points, I could only sell it as a 390 point contract.

ok-thanks! it is hard emotionally for us to think about selling,but I think we have to. I just keep reminding the family that going to Disney is still possible,,just imagine different acommodations......:guilty:

IMO the best way depends on the home resort, contract size and how much work you want to put into it. You can clear more on a private sell and the buyer can get a better deal. For smaller contracts it's easy to sell yourself in most cases. For very large ones, it's more difficult with varying situations for mid size contracts and depending on the home resort. If you need to sell quickly, use a company. For anything less than 100 points, I'd try to sell it myself. For the more in demand resorts, I'd stretch the size to around 200 to concentrate on private sales. However, realize it's not an all or nothing. MOST resale companies do open listing (non exclusive) where you do not owe them the commission if you find the buyer on your own. That way you have the best of both worlds going.

As I noted, most sellers that specialize in DVC do non exclusive listings. You don't want to get too complicated though. Personally the most I'd do is list it with one and try to sell it myself at the same time.

You can list with more than one. I looked in to this last year when I was selling my small contract. The only piece that made me uncomfortable was that commission would be owed if I was brought a buyer for asking price prior to my cancelling the contract.

My concern was that I would end up with buyers from both companies at the exact same time for the full asking price. I know that was not likely, but with my luck, it would happen and So, I listed with just the TSS. I had an offer in just 24 hours.

I have a different suggestion. Since I don't know your situation but if it's just the overall cost and MF or a temporary financial set-back, why not rent part of your points? It would give you a small income and depending on how many could easily pay your MF.
 
we have to sell b/c the main family member on our account bought at a time when the money wouldn't be missed,and their life has changed to the point where selling completely would be the wisest idea- the rest of us would love it if it wasn't necessary,but we have to be practical to take care of what we need to to do......:sad1:

I'll jump in here too. We are thinking very seriously about selling after our late June trip to Vero. Economics have changed in my household. I took a ten percent pay cut in my job last year and my personally owned business was off by 40% or so last year compared to the previous year. It has nothing to do with DVC satisfaction for us, purely financial and it breaks my heart to have to sell. We too will still go occasionally but we sure will miss those wonderful villas.:sad1:

We went through that last year. Just because you sell doesn't mean that you can't buy back in later. We sold our SSR contract using Timeshare store and it was a fairly smooth transaction. It was very sad when my wife informed me that our contract sold.

My vote is for The Timeshare Store, Inc.® :cool1:

If you are deeded for 500 points then it has to be sold as 500 points.
