Selling Current Contracts to Purchase Elsewhere

Warning - my thoughts are all over the place!

My husband and I have been DVC members since 2014. We love DVC but our vacations have definitely changed (for the more and better) over the years. Owning multiple contracts at BWV and VGF, we're thinking of selling and purchasing Riviera. Owning at more than one resort makes my head spin at times when booking trips. BUT do we keep what we have (maybe sell one or the other, and buy more at the one we keep) and just take our chances at 7months if we want to Riviera? Any advice from someone who may have done something similar in the past? What are we probably not thinking about if we go this route? Does it matter that we've already used points from '23 & '24? I know there would be a time lapse between the sale and purchase, so any trips currently planned would have to be canceled? We have fallen in love with Riviera, but we also need enough points at one resort for a 3bedroom once every 12-18months (which is why we're thinking of selling/purchasing). I know there are things we aren't thinking about, but I feel like I am over thinking this. I'd love to hear from someone who has done something similar in the past.

It’s a buyers market in resale right now, so a tough time to sell.

Outside of the fall it looks like you can get a RIV GV at the 7m window, so do you feel you need the 11m window?
 
There are a glut of resales right now. One resale sight has over 1,000 listings. Maybe try to rent out your points then use those proceeds to rent a stay at Riviera.

My husband doesn't like the risk of waiting until 7months....
Fall is our ideal time to travel when using the 3bedroom, but I don't like the points needed, so I'm trying to convince the (extended) family that we need to travel end of September or early December. Riviera 3 bedroom is less points than GF, which is another reason why we are leaning that way. It might just make more sense for us to buy more GF or BW points so we have enough for a 3bedroom at those resorts, or at least enough collectively to switch at 7months.

There is no way I would buy a contract that I couldn’t use for 2 years without significant discount. Maybe hold until 2025?

Thats what seems to be the best plan. Because I hear what you're saying, I skip right over any contract that doesn't have all the points for the current use year. Maybe purchasing a small contact at one of the resorts we currently own, so we have enough to book what we want at 11months, or switch at 7, is going to be the way to go.
We've always purchased right through Disney and own enough points to get the "perks", so is there a downside to adding on through resale? I would stay in the same use year.

I'm sure you know this already, but just in case - resale points cannot be used at Riviera. Well, unless they are Riviera resale and then they can only be used at Riviera.

Also, I agree with the previous posters that this is not a great time to sell. Prices have dropped quite a bit as ROFR has slowed to an almost halt. It would be especially hard to sell a stripped contract or one that required a delayed closing due to upcoming reservations. Personally, I wouldn't touch a contract like that right now unless it was priced extremely low.

Actually I didn't know that you couldn't use resale at Riv. I thought it was just if you bought resale at Riv it could only be used there.
That changes everything...especially if it's not the time to sell.

To add, even if you own points that are good at RIV, resale points bought since 2019 are still not eligible for RIV or future resorts.

Its the reason I can’t buy resale….other than RIV…since RIV is our top resort and other the resale RIV…the other resorts points are not good.

We thought we would list an SSR contract that we got cheap during COVID, and put the proceeds towards a BWV Resale (initially looked at BCV, went with BWV, & that's a whole different thread) :earboy2:
BUT - prices have dropped so much since year end, that we just went forward with the BWV add on, and I have decided to sit on those SSR points until (when/if) the resale prices rebound.
I can't break from my own advice: Buy Low/Sell High :D
If that means holding that SSR contract for a few years, then I guess we'll just have to spend a couple more weeks per year on property! :goodvibes Only if I can't make good use of those points for ourselves, would I maybe consider renting them out.
 
I’ll chime back in that I think another part of this is to consider what makes you happy. Life is short.

From a happiness perspective, selling your contracts for a few thousand less than what you MIGHT get in the future may be worth it if it means you get to start planning your dream family vacation in a RIV GV.

If you are going to sell and buy then I would buy RIV before you sell your last contract so you can pay the current member add on price and not the new member pricing.
 
If you got the cash, just buy Riviera direct now and sell your other contracts later when the market improves
 
Don't know if this works with your situation but you can always rent out your current points until the market starts to level out again. I have thought about the same thing and you just never know if you might just need a few extra points.
 
Yeah, David’s is still holding steady. But they’ve been behind DVC rental store in terms of pricing trends before. Like when rental rates went up to $18pp, they were sluggish to catch up. I’m curious what David’s is experiencing in terms of rental demand
Just a heads up about David’s. They only pay sellers through PayPal, not 1099 or checks. This is an issue for me. I do not deal with PayPal, and there are repercussions with PayPal should they see that payment was for s timeshare rental.

This is pretty much what we decided. When I shared everything I've learned here with my husband his response was "Okay, how many do we just need to buy?" So maybe when the market changes we'll sell some but for now that definitely doesn't seem like the right thing to do!
