Has anyone successfully negotiated a lesser selling commission with The Timeshare Store?

i would be interested in the amount charged as a commission by the time share store or other brokers-thanks:confused:
 
Typically the sales commission is 10%. However, we found that if you have dealt with the same resale broker several times (either as a buyer or a seller), they will cut you a SLIGHT break, charging 9%. The least expensive way to sell would be a private sale, which would avoid paying any commission (you'd still have closing costs, transfer fee, etc.)!
 
Does Disney buy back contracts directly from a member or do you have to go through a re-seller?? I may be wrong here, but wouldn't the commission price make a disney buyback price of say 70.00/pt need you to get 77.00/pt to break even?? I'm a bit confused. If thats the case then why go through a re-seller??
 

If I were a seller, I could not sell my contract directly to Disney. However, I can sell my contract to an individual at which point it still has to pass Disney's ROFR. Disney can then exercise ROFR, buying my contract.

I would try to list the sale on www.tug2.net and some other free internet classifieds and see if there are any real nibblers within the next 3-7 days.

If not, go ahead and list with the Timeshare Store. They provide a good service.

However, if you do get an acceptable offer that you won't have to pay the commission on, use a closing service such as the Timeshare Closing Service (is this the one that the Timeshare Store uses?) to do the paperwork including sending it to Disney for ROFR. Usually the buyer pays for the closing unless you agree to split some of the costs.

I think they even have a sample sales agreement that they can fax you and you can modify to your needs.

I've bought resale from a broker as well as a private sale through an internet classified ad. All went well with both and they both took about the same time.

The seller told me to definitely sell it privately if I needed to. He said they were swamped with offers for weeks after. Some people even offered to pay more than the asking price when they heard that it was being sold already. We had made an offer first and we were ready to proceed immediately. The seller wanted to make a quick sale, we had offered they asking price and they liked us - so they didn't want to back out for a few extra bucks.

Make sure you use a different e-mail address from your regular one, unless you want e-mails months later asking about your DVC sale - a painfull as well as annoying reminder that you even had to sell!
