newbie here...is it possible or accepted to post a contract for sale on different sites? multiple listings? I've only been looking at 1 site and I see contracts hanging around for over a year..is that the usual?

I have tried to sell a contract, but since it is a real estate transaction I’m guessing there is something in the contract about not listing with multiple agents.

Some sites have exclusive listing agreements ,but not all. If you list on multiple sites, you need to be quick to cancel the other sites after you accept an offer. Most sites will expect you to pay commission if a full price offer is received.

I am not sure what broker you're looking at but in my shopping around I noticed a particular broker with some listings that are priced way above market value. I suspect they just told the sellers what they wanted to hear in order to get the business. They had contracts for BRV and PVB with point-size and UY I was interested in, but priced about $30pp more that "fair value". I made my offers, (average, not lowball) got a replies that the sellers are expecting something "much closer to their asking prices", and I moved on. I eventually found similar contracts with other brokers that were priced fairly enough that I actually paid full asking price. Those transactions are now closed, while those initial listings I was interested in are still out there waiting for buyers...

If you want to get a broader perspective of the market, you should look at more brokers and subscribe to their email lists. There are also websites that will aggregate listings from all brokers but the link I tried to post doesn't work so try maybe searching with Google about dvc listing aggregators.

Not sure what property you are looking to sell, but there’s an active thread called Recorded Deeds October-December 2023 that is tracking the per point cost of all the contracts that closed for certain resorts this quarter, and the gentleman who runs it has offered to give a tutorial how to find the information for other resorts.

When I am ready to sell my points, I plan to review recent sales for my resort to see what the actual range of market values are before deciding who to list with and how much to list at.

Thank you
we are looking to sell (details removed) just trying to figure out the best time to list it and with whom. I understand that if we have a trip planned using xxxx points we can’t list until the trip is completed, which limits us to a March listing…we are in the “gathering info” stage right now. I appreciate all the great advice I’ve been getting!

You can actually list it now and even sign a contract to sell it. The buyer would put a deposit to hold it, but it will not close (deed will not get recorded) until your trip is complete.

Listings that are listed in this manner have a note that says "cannot close until ________". This may be useful to some buyers who are not in immediate need of points and prefer to delay a large purchase until say after the beginning of the year (if they maybe expect a bonus from an employer). Here is an example from a listing with all the other relevant identifying info removed:

I removed the resort and number of points for the contract you want to sell. We don’t allow that info to be posted.
