How big is the pull-out bed in the living room? Would an adult be ok sleeping in it?

The pull-out in the living room of the 1BR (and 2BR) is a queen; and yes, easily big enough for 1 adult.

Allow me to add that the SSR pull-out is very comfortable. DD5 slept on the pull-out on our trip home in January and I fell asleep on the bed with her more than once as I was laying with her to help her get to sleep after an exciting day of great meals, meeting Princesses and scary rides. The only reason I didn't stay sleeping there was because the king sized plush top bed in the Master Bedroom was calling my name.
