Southern California Safe, Clean Hotel In Los Angeles (for 5)??

Trying to plan my families trip for next June. Looking for a safe, clean hotel for LA touring. Thinking maybe around USC? Please correct me if I'm way off. Anything that meets my criteria? Hoping for reasonably priced ($250 or less? I really have no clue if that's reasonable.).

Same for a San Diego hotel. Will have a rental car.

Anyone have any info/advice? TIA!

The Garland Hotel is in North Hollywood, safe and central.
Residence Inn Burbank Downtown. Burbank is a better option than near USC.
Orchid Suites in Hollywood. People from small towns feel Hollywood is not safe but it really is. I know I feel much safer in Hollywood than near USC.
Sunset Gardens Apartment offers 2 bedroom apartments. This is in my neighborhood and a friend stayed there recently. Look for it on Booking.com I think that's the only place you can get it.
