The Marriott there is reportedly lovely.
Every once in a while I look at resale options there. I'm tempted, it very very cheap to buy in but high(-ish) MF. It would be convenient(-ish) for a 3BR, but it's 3 time the space I really need.

DLP has always suffered for too many onsite hotel rooms, a conversion to DVC seems a good idea. Half of Newport (once was the biggest hotel in Europe and they've always struggled to fill it) would make the most sense. But I'd love an option at the Disneyland Hotel.

It will never happen, unfortunately.

Even less likely at Tokyo, where the whole resort is owned by another company.

All of the purpose built Marriott's overseas (Spain, France, Thailand) are reportedly VERY nice. Probably some of the best in MVC's system. Something Marriott has done lately is an offshoot called the Pulse Program (I know you know this but for others that might not). Basically they take hotels and either convert either part or all to a timeshare. Places like SF, San Diego, NYC, Miami and DC come to mind. Most members aren't a big fan because of the limitations and higher "costs" but it does give options that are not available in the system otherwise. I think this concept would work perfectly at DLP. In general there's no reason not to do so for that location but there may be some internal restrictions and cross division issues that would make it difficult. I also have no way of knowing if i's possible from a legal standpoint in that location. It could potentially be a win for the park, hotel and DVC.
 
The Marriott at dlp Is excellent. We’ve stayed 2x. The Units are large and wonderfully Understated French decor. Each unit is a different style townhouse. Tudor, French with mansard roof, Haussmann,etc. great pool and gardens.
We stay there whenever in the area. Great base for day trips. If I went at least eoy, I’d buy one in a heartbeat.

One of the things holding me back is that I don't know MarriottVC at all and TUG is not very newbie friendly: there's so much information it's difficult to start somewhere. The Marriott near DLP is a classin weekly timeshare, does it exchange in the points program? Are the pulse resort bookable this way or would I have to use II to book back other Marriott resorts?

I think all Marriott's exchange in the points system to some degree. MVC has 3 main variations as they've gotten into timesharing and evolved. There are a few fixed week/fixed unit resorts from very early, floating weeks resorts and now there are points only resorts (Trust Points). They also have a conversion system where you convert weeks to points IF you qualify, it's basically a developer purchase benefit. When they rolled out th program they gave everyone the option to "enroll" in the new program for a small fee between $700 & $2000 depending on the # of weeks and developer vs resale. Now you cannot enroll in general but they often have specials where you can enroll with a qualifying developer purchase. You can use points at any resort subject to availability.

If one has weeks and is enrolled, you can either use your weeks exactly as you did before or you can take points for a given year. Marriott is my main travel option and I use weeks, points and II exchanges all to complement each other. MVC exchanges have priority for up to 24 days for other II deposits to MVC type resorts and if enrolled, you pay a yearly fee but all lockoff fees, cancelation fees, and exchange fees MVC to MVC are included. The II upgrade fee is still applicable. We completed a 2 week trip a month ago where we went to Charleston (5*2BR) as an adult only trip using Bluegreen points and HHI with fourteen 2BR units on the beach at Marriott's Grande Ocean as a combination of owned weeks, points and exchanges.

The pulse system is not something most people are fond of because the points are higher and the rooms small/limited. But options are usually good so as long as they don't hurt the system overall, it's all good.

DVC is a great system for WDW but it's poor overall for other options. If one wants one system to do multiple types/loations of travel, DVC is not a good choice for that.
 
So friends of mine where discussing how they could increase sales. Really feel like they should be more aggressive then what they did. They could offer lower interest rates, with no down payment, more incentives, etc. etc....Upper management had plenty of time to figure a better way of jumpstarting there sales then just offering price discounts on already expensive points,
I have always bought direct until recently, mainly due to the high cost of buying direct. Just my thoughts....
 
For a little perspective, consider that the 2042s expire in 21 years and a few months. If we look back in time 21 years and a few months, there were only 4 DVC resorts in existence (OKW, BWV, HHI, and VB). Every other resort that we have today was planned, built, and sold (or currently in sales) during that time frame which included 9/11, and the 2008 recession. It’s unlikely that COVID-19 will be the event that delivers the knockout punch to DVC.

Maybe DVC won’t be quite so aggressive in building new resorts but they will build until they reach the saturation point. They still have a massive ace up their sleeve they have yet to play... resorts adjacent to parks where you walk out of your resort and you’re in the park.
 
Wow, what a great idea. DVC where you walk right into a park. How about building a new park with a DVC attached to it. Now we are talking something really unique. Ya, I know, Disney will not be building another park in my lifetime but I cannot help that this idea brings a gleem to my eye. To heck with $200 a point, can we say $300 a point????
 
The free valet parking was provided free with no cost to the system, that changed and it would have been full price to the system just like it is now to you or I.
