Room tax included in the DVC "points"?

When you book a room at disney via open reservations, you are taxed at 11.5% (I believe this is the current resort tax). If you are a member of the DVC and you book using your points, do you have to pay any cash if you have enough points per the table? Are taxes, surcharges, etc included? Are there any hidden charges? (other than cost of additional ammenities - phone, internet, etc).
 
No, you own it, so no tax. There is also a phone charge discount for members, but you will still have to pay for high speed internet access. If you have a local Florida access number, dial up will be free.
 
No taxes just use are points.

Local dial-up is 35 cents per call, a discount from 75 cents for non-members. 800# calls are free.
 

One of the attractive features for me using DVC is not paying that 11.5% tax.

As far as phone usage, I just bring my cell phone. :banana:
 
DVC members pay Florida property tax in their annual dues each year. So no, we don't have to pay the 11.5 % tax like a resort rental would have to do.
