Ok, we have the contract signed for the OKW resale. I am a bit worried about the ROFR thing. Have they been exercising there right, and if so is there an avg. that they will let the resale go for? Just curious and a bit nervous. We were excited because we were thinking we got a good deal but then again it will be for naught if we don't get it. Boy will I be mad!!!! We are hoping to be able to take a trip in October.

I am in a similar situation. I am just waiting for a resale deal at VWL to clear DVCMC's ROFR. I was told my the broker, Timeshare Store, that up until a few months ago DVCMC never execited its right, but it is doing it quite often now. Evidently they have a clearing level (of cost per point) below which they buy it back. I assume they are doing this to make a profit selling it avail at retail as well as keeping the resale prices from going too low, which would affect what they can sell DVC for "at retail."

This statement from your broker may have been greatly generalized. The data below shows that DVD Inc. executed ROFR many times over the past 4 years:

Year 2000 -- 92 ROFRs
Year 2001 -- 56 ROFRs
Year 2002 -- 99 ROFRs
Year 2003 -- 105 ROFRs (through May 31, 2003)

In general, DVD Inc. has doubled the number of contracts that they are executing ROFR on this year (but, the number of resale transactions has also doubled in the past 12 months). DVD Inc. purchased a large percentage of contracts in March and this seemed to catch the brokers by surprise.

I would expect that your broker should have an educated guess on whether your offer will stand. What did they say?

Thanks for the facts. Those are always better than guess from someone attempting to encourage you to pay more in order to avoid being pre-empted by ROFR.

Well, my broker really hasn't given me any stats, just a wait and see. I was just noticing a couple of posts that said an offer had finally went through and was just curious if there were any members who had tried this several times. I am just anxious to get to go!!!!!! It has been about 4 years and I am in withdrawal!

We are also waiting to see if a BWV resale will go through.... sent in our down payment on 5/21.

Thanks for the ROFR buyback history Troy. I just wondered if there are more properties listed for resale because of the current market. If I were looking to sell my DVC I would put in on the market now..... looks like a year ago the price per point on resale was far less....

Our broker stated the price per point is at least $72.00 at BWV but one was bought back at VWL last week at that price so it may depend on banked and current points. I just keep crossing my fingers and hope for pixie dust!
