Was that easier than just removing an owner from the current contracts?

Speaking from expeirence, there is "easier" and there is "what we've agreed to because the sooner we don't have to talk with each other, the better."

Unfortunately, I don't think you're going to be able to tell the identity of the selllers until your offer's already been accepted. As for the notary they don't even have to pay for online notary. Most UPS stores offer notary services for $5.

Yep I use the UPS store for all of my notary needs, but it’s $15 per signature.

Yea, I'd love to pay less, but honestly the UPS store is around the corner, & i don't want to spend any time trying to find another place, when the lady there knows me & knows exactly what I need, etc. and gives me a nice UPS return envelope to ship it FedEx. lol

In NYS, the most I can charge for traditional services is $2/signature. I have chosen not to become an online notary.

Our UPS stores have to follow that law as well.

$2 is outrageously low. I think my state probably caps the max price as well.

It was 25 cents when I first became one in 1987!

I only keep it as a convenience for friends and family…plus it’s a lot harder to become one these days!! lol

So, I had not even gotten around to posting this when it was submitted for ROFR on Tuesday. I just received notice that we passed! Three days!! Can't believe it .

Yep, check your local banks, credit unions, and even local libraries. The library right down the street from me has free notary which is what I used for my resale contracts.

I keep checking to see if the deed recorded and nothing so far. I am seeing that ROFR are still coming back very quickly! Hope that means we will get our points soon!

If they keep up this speed it makes resale much more attractive even with that extra $500.

It’ll be quite interesting if this actually has the unintended consequence of making resale more attractive. It might also help increase the value of fully loaded contracts over stripped ones, which I think would also be a good thing.
