Since you are a moderator, why haven’t all these transportation post been moved? Seriously, tho sis an ROFR thread. There are thread for “how to get here to there”.

My apologies have to EVERYONE who has a contract sent to Rofr. And follow this thread for updates.

I am totally fine with any off topic posts of mine being removed.

Since RoFR and hearing back from contracts is sparse, I'm currently waiting to hear back, I thought it was ok that convos kinda deviated. I thought of it as people killing time in the RoFR room, waiting to hear more news hahaha.

I found it very helpful. After all isnt that what we are all here for? To help others and get some help for ourselves along the way. I own a lot of DVC but I still have a lot to learn about each resort.

I have found @Sandisw to be an excellent moderator.... She does a great job at managing all of us, and keeping things on topic, and furthering the discussion of DVC....

I appreciate the question. This has been discussed in the past and we decided that we would balance the two things as the person who updates this thread felt it could be maintained with some side conversations.

When I review, I watch to see where it goes and make my decisions from there.

Sometimes, it does go off topic more than some would like but I do my best to balance.

And, yes, I am a volunteer here! I didn’t take your question as anything more than that.

To the group, I’m deleting several post that don’t need to stay.

Update!!!! I didn't think Disney would grab this. It's not a great deal but with double points and no dues on those points, I'm very happy. Can't wait for the points to load and grab a value 1 bedroom!!!!

So anyway, after almost 20 years of avoiding addonitis, I finally saw a contract I really liked...

I did agree to pay 2025 dues, included above.

I haven't looked at resale prices in a while...or this board for that matter, so excuse me if this has been discussed but:

I'm kind of shocked that so many VB and HHs are going for as high as they are. I distinctly remember their downward trajectory, even in the early part of this year was precipitous. We were all estimating that VB would hit 0, giveaway status, in the near future. Not only has that not happened but I'm seeing prices that don't make a lick of sense. And so many of the contracts I perused were stripped or partially stripped to boot. What gives?

I actually put two BLT contracts on the market last month (to fund my VDH purchase). I probably priced too low on one of them because I got a bit panicky and impatient (a bunch of similar contracts came on the market right after mine and I worried it wouldn’t sell). My larger contract was quickly snatched up when the price was lowered. I’m not sure my smaller contract even made it to listing; it sold for well above what I thought it would, within minutes.

I think contacts are still moving; small contracts move very fast and well priced contracts are moving fast, too. I really thought we were heading for a buyers market but after my selling experience, I’m not so sure.

These haven’t closed yet. If nobody posts the purchases a bit after close, I’ll put them up.

I haven't done a deep dive on it, but I'd be curious how many of these contracts are actually moving at these list prices. I've watched a few that are still listed, and put in a few offers that were rejected without counter, so at least in my own experience sellers would rather sit on them vs lower the price. The most recent one the offer was under asking price by approximately what they're about to pay in dues, it had banked points, so they're not even using it either. I still believe that if the dues increase much more they're going to become impossible to sell within the next few years.

Exactly, the dues alone have basically reached the breaking point. I'm really surprised.
