^ of course, anything is possible, but seems a pretty crappy way to make a not very big profit after all of the closing fees, ROFR waits, etc. Even looking at that AUL 1,000 pt deal for $60 per point, so the seller turns around and sells it for $70-75 per point? That 10-15K before any of the other costs, Hawaii tax, etc, not to mention the time lost in dealing with this, would certainly not be worth it to me. I say that despite that I don't have $60,000 to dump into DVC in the first place!

I don’t think most people going in expecting to flip it, but life happens and other opportunities can present themself.

If you can sell something for around what you purchase it for after stripping out a few years worth of points then it’s not a bad trade.

If someone has to sell at a significant discount for what they bought it for then they will generally not sell unless they have to (ignoring that the initial purchase was a sunk cost).

Yep they have. ROFR thread also feels slower so prices have went up and I think less people are biting and buying.

I know Fidelity isn't everyone's cup of tea, but sometimes it works out in your favor. I got an email this week about FIRPTA and realized that my fear of ROFR is now unfounded. Fidelity forgot to mention that the sellers are from Canada. I've been saying all along that if this contract is meant to be, it will come through, and if it's not, we'll be fine. This is a strong indicator that we're supposed to own at OKW.

Yea, I have two contracts in ROFR and thought they would have been passed or taken by now. Seems Disney is way behind their normal timeline. One of mine is over 4 weeks since we sent it in.

Thanks! Well, we have six 50-point contracts and have stayed in nearly all room types at VDH (except 2-BR). We did a reunion/birthday last Labor Day in a 3-BR Grand Villa, which was amazing!!!

We love VDH and will continue to be owners, but decided to cut our ownership in half after recently increasing our VGC points by 160.

After selling this set, I am considering getting rid of the other half in 2025 and getting a FW50 contract. I've resolved to get only FW direct contracts from now on.
I saw those listings and thought…. who would be ridiculous enough to pay that much for restricted points at a high dues resort with the TOT…. glad you found someone.
The first broker wanted to list much lower, saying almost exactly the same as you. My rationale was that people cannot get singlet 50-point contracts for similar prices after incentives because there are no incentives under 150 points. They would be stuck paying the $239 pp base price.

There is value for many at $189 pp for a 50-pointer that would never be used outside of VDH anyways. Heck, I paid $245 pp for my latest VGC160 contract last month... when 5 years ago I paid $184 pp for the same contract! I've never once used a VGC point as an SAP. One can say they are "self-restricted"... Same with my direct VDH points... "self-restricted".

The folks at DVCResaleMarket.com also saw value and listed it at that price without question. It was actually them that wanted to list it as high as it was.

If the buyer is reading this, you are not ridiculous. In my opinion, it makes eminent sense!
