Will really depend on how fast you get the closing docs but more importantly how long it takes seller to sign and get them back.

I think having points by Dec 1st is doable if things move at a typical pace
Unless it's an international seller. We had a Vero come back from ROFR 9/20 sent closing funds 9/24 the day they were requested with a 9/30 closing date estimate. It closed on 10/17 and change of ownership paperwork is now being sent to Disney. We had another international seller that it was a very lengthy process earlier this year as well. All of our other contracts (except Aulani and it wasn't terrible) went through quite quickly.
 

Is this the record for RIV or has anybody made it lower than this?
We bought a 350 point Oct Riviera that was loaded for $103 a point in the spring. We saw it pop up at 10pm at night and immediately made a full price offer. We also managed to get a Feb Poly 275 pointer in March for $110 pp it was full points in 2025. We now have a trip at Christmas in a 1 bedroom theme view in the tower for 4 days with those points 💪
 
It doesn't come through clearly but most of us would advise to new purchasers to wait until at least beginning of January to make offers on resale.
Thanks, Massachusetts! I am planning to wait till after my purchase in progress closes before making any offers but good to know I’m not missing out in the meantime.

Why do you recommend waiting until the beginning of January for new purchasers? Does that also apply to current members adding on?

Perhaps some who are thinking of selling may act on it once they have to pay the annual dues. But IMHO, if it is a resort you like, around the right # points, good price, loaded, etc, don't wait until somebody else gets it.

Obviously jump on a good deal if you see one but the market deepens after the dues bill. Slim pickings out there right now, very few loaded contracts.

Typically once Jan/Feb rolls around the number of contracts being offered on the resale market will increase (presumably because people who underutilized the previous year or who are on the fence about selling get that MF/Dues bill as a costly reminder). You are more likely to get a "buyers market" scenario early in the calendar year when more contracts are listed for resale. No difference for current members or new purchasers - just a byproduct of the number of contracts that flood into the resale market at that time of year.
