That's awesome!!! We have good taste ;) I'd have a California contract except we live in So. California - so can pretty easily manage a local lower budget hotel to justify more trips - but I do like to have dinner by the pools at either VGC or VDH every trip - they are really beautifully done.
I live in a part of Texas that is closer to FL than the other side of TX, lol, so we go to FL a lot. I went to DL exactly once, this past January, and fell in love with the place.
 
Yeah it is stripped stripped. No 2024 or 2025 points. So if I made an offer it would be a lowball offer and I would expect them to credit me for 2025 dues as well since it would be of no use until 2026.
I try not to assume anything when I am making an offer because each resale company and seller are different with their expectations. I would just list that you want to be credited for 2025 points you did not get to use as part of your offer so there is no confusion. Tell them what you are offering and why. You are making a good case no points to use and money is spent, out the window, with no benefit to you for at least another year. This way the seller knows you would like a credit and can decide if they can accept your offer. If you don't ask, the seller may think the low ball offer is so low because you already are trying to account for a credit. Everything's negotiable, so always ask for more upfront in your offer. It's way easier to ease up on a lowball offer than it is to try to add something later to the offer. Most sellers don't know about how offers are made either when they are selling and may be thinking they are being taken advantage of if something pops ups later they were not expecting. They may not sell at that point.

Excellent advice. And don't forget the amount of the deposit, plus who you use for Escrow and Title are all negotiable too. If the brokerage gets financial benefit from specific escrows, they are more expensive. There are even some brokerages (www.fidelityrealestate.com, for example) which charge tacked on service fees of a couple hundred dollars to the buyer - again, negotiable at the offer.
 
Can I just say that I hate dealing with resale listing agents. 80% of the ones I have are ever dealt with are passive aggressive. There is literally one company I won’t even look at their listings bc everybody I have ever contacted have been rude or passive aggressive. I’ve got money to spend but yet I feel like a second class citizen bc I want to negotiate on price. I’m not paying top dollar just so you make more commission.

(Granted, I’ve already bought 3 contracts this year so I don’t really need another but….. I’m a sucker for a good deal)
 
We've done three resale contracts all at different brokerages and attempted a fourth at another that wasn't accepted. All four agents, including one from the board sponsor, were professional and excellent. I'd have no issues doing another deal with any of them. I guess we got lucky! (Edit: and all of our offers were below asking, some *very* below. Didn't get any rude responses, etc. for that. It was always a "well, let's find out" sort of thing.)

Though I have heard stories on a few brokerages that don't sound pleasant, but I haven't pursued contracts at any of those, just by happen chance.

Maybe it’s bc I alway go in low. Usually just a little more than the instant sale price on the board sponsor’s website.
 
I see they are getting closer and closer to my sent to Disney date. I am hoping for a response this week. But I am over here waiting like a little kid for Christmas. I already have direct points, but this is our first resale. I'm super excited and anxious and excited and impatient. Hurry up already.

I hear you. The broker I eventually bought from (still waiting for ROFR to pass) was rude and condescending the first few email exchanges we had. I was initially pissed off but the deal was a really good one 😂, so I decided to swallow my pride a little, sent back a firm email stating how I didn't appreciate her making the assumption I can't pay the required deposit, and how I would like the communications to be cordial going forward. That seem to change the tune of conversations enough for me to be comfortable with proceeding. It's been nice and dandy since.
