How much impact does an individual sale have on a resorts resale value? Are we going to see significant downward pressure on BLT prices?

I don't think the individual sale itself matters so much that its a result of what is creating this individual sale, which is high inventory and a quiet ROFR period which for now at least, are temporary issues (who knows what happens next).

Maybe a few folks track this thread or similar articles and are emboldened to make a more aggressive offer, but a seller still needs to accept that offer. In order to have a true downward pressure, you're going to need a material population of sellers to decide "yes I think my contract is worth X $ less than it was 2-3 months ago" and keep acting on low offers (although to be fair, what we're calling a low offer today might have been a very good offer in 2019 or 2020).

Now this is my kinda contract! I like how it's Dec use year so plenty of time to use/rent/bank the 320. Does your $18848 include 2023 maint fee payment? I'm just thinking $105x160=$16800 and closing ~$600

Does anyone else have a contract that recently passed ROFR? Mine passed on Dec. 8 and the estoppel was issued on the same day. I was told I would receive the closing documents this week, but after asking this morning, I was told "We are waiting for Disney to send us the Membership fee information as they are updating them for 2023. Once we get this, we will be able to finalize the closing documents to send out."

Has anyone received closing documents for a contract that passed ROFR either last week or this week?
I passed and received the documents the following week. Then I got an email saying the seller would be delayed in sending back their documents due to an unexpected illness. I send all my documents this past week. I already have a membership number. I have to close by mid Jan. See what happens.
 
It does seem like some sellers are holding on much more so than others. Right now many small contracts are non-negotiable. You don’t save ”that” much money, because the contracts are so small when talking about 10-20 dollars per point. However, $50-75 a point on a 50 point contract IS a significant savings to me.
Reality has not set in yet for sellers that a recession is coming in 2023. DVD seems to have though by not ROFR contracts since they don't want to get stuck having to pay maintenance fees for units they cannot sell or might not even be able to rent out. Prices have been dropping but they have more to go before they hit bottom. I myself will be looking to add later in 2023 if the prices drop low enough.
