This one was on page 1 of this thread. It's more than 25 points but still considered a small contract and passed at $135.

Do you think 172/point on a 25-point BWV contract is too much? I found one for 4300 with 25 points and I am very tempted to get it so I can do 1-2 nights at Boardwalk each year
Because the amount of points is so small, even at a lower pp, it doesn’t amount to much of a difference in the long run. Say it was at 150… it would be 3750, so you would save $550. Is that a big enough difference to make you wait and find something cheaper, or bite the bullet now? From what I’ve picked up, smaller point contracts don’t come around as often. Maybe offer a little less, or see if they’ll pay the dues, etc.

This is perfect, thank you so much. I have decided to move forward with the contract! And I think I got it at $4,125 if I have read their response correctly. I am very excited!

It covers your share of operating the resort for 2023. Your share is determined by the number of points in your contract.

So, it’s not really covering a certain set of points, but rather the expenses you owe for the time you own your contract during the calendar year.

Say I decide to add on points in March for my June UY. I’d get current use year 2022 points, and get my 2023 points, but I would owe only dues for 9 months of 2023.

But say my UY was March and I add on in March…I’d only get 2023 UY points but be billed the same as I would with a June UY where I’d be getting 2022 UY points as well.

As others have said, you need to separate dues from use year. Dues are assessed and paid on a calendar year basis. That's it. It doesn't matter that 11/12 of 2023 is in your 2022 UY and 1/12 is in your 2023 UY. It doesn't matter that 8/12 of 2023 is in my September 2022 UY and 4/12 is in my September 2023 UY. I still have to pay 12 months of dues in 2023, unless I sell my contract. Then the amount of 2023 dues the buyer pays will be a matter of negotiation between the buyer and me.
 
I have a delayed closing. Will that impact when Disney does ROFR? I’m planning on buying more contracts (or trying to) once ROFR goes through, but before I close. Is that a bad idea?

It shouldn’t impact ROFR timing. Technically Disney has until closing to decide but I haven’t had that experience. My first contract had a delayed closing set half a year later and it took the standard roughly 4 weeks or so to hear that I had passed. The only reason you may want to wait is because the seller could back out at closing (not common but has happened) and whether or not that would impact the size/resort/UY choice that you would make for those future resale purchases.

My wife just called Disney for a 25 point add-on. They want $240 per point. I think I can dang near double the points for that kinda money if I'm patient. $172 is a significant savings over $240 though. :) I decided to start shopping for points and I'm in no hurry. I'm waiting a few months to see if the low prices shake the sellers a bit. Good Luck !!
 
It does seem like some sellers are holding on much more so than others. Right now many small contracts are non-negotiable. You don’t save ”that” much money, because the contracts are so small when talking about 10-20 dollars per point. However, $50-75 a point on a 50 point contract IS a significant savings to me.

Does anyone else have a contract that recently passed ROFR? Mine passed on Dec. 8 and the estoppel was issued on the same day. I was told I would receive the closing documents this week, but after asking this morning, I was told "We are waiting for Disney to send us the Membership fee information as they are updating them for 2023. Once we get this, we will be able to finalize the closing documents to send out."

Has anyone received closing documents for a contract that passed ROFR either last week or this week?

Right now, MA is all offline working on getting the website up to date with dues so it’s typical this time of year for their to be a delay in documents from the date of the condo meeting when rates are approved until around the 18th when the website is done and ready to show 2023 dues bill.
