Questions as we try again!
1. Mason Title has our deposit. The broker offered to refund or we can keep it there if we are going to try again. If we might go through a different broker, should I get the deposit back?
2. Can I make multiple offers? Then what happens?
I'm going for CC but Poly was my second choice. I've only gotten taken once but should I go for Poly? We'd want advantage for the week after Christmas/first week in January and spring break (the most popular one; week before Easter because of course it is). We haven't actually stayed at CC but liked the vibe a lot; we've stayed at Poly and loved it.

If that were not the case then I would have asked for the deposit to be returned. Part of this is a personal preference call… my husband’s first vote was Wilderness Lodge (he didn’t have a preference on BRV or CCV) and second vote was PVB (we went with AKV that round lol). We had not stayed or toured either. I was very excited about CCV until I stayed there in a studio. The vibe of the resort is great and I’d be willing to stay there again in a 1-bedroom+ to give it another shot or at BRV with the refurb, but I did not like the studios at CCV at all. They were very small, the pull out was uncomfortable, and the decor in the room looked very sterile and bland to me (in contrast to the rest of the resort). Again, the larger villas seem like they could be beautiful, though, and this is totally my opinion of just the CCV studio. I’m not trying to upset anyone on here at all. I’ve since been to Poly and if I were to compare studio to studio then I’d pick Poly.
You can make multiple offers so if you want to give CCV another shot and see if you can get a good deal then go for it. If I remember correctly, you have 10 days to cancel without penalty.

The international seller has to pay a tax to the US called the FIRPTA, but the US citizen buyer is held responsible for making sure it’s paid. A good title company, such as the ones used by most people posting here, will take care of it.So, I have two questions that have been raised after posts in this thread.

If Disney doesn’t exercise its ROFR by the closing date specified in the sales contract, it’s assumed to have waived it, and the sale can close.2. What happens is Disney never decides on ROFR by the closing date?
Wow... I literally had all of these exact conversations with one of my agents... Interesting. I never budged on the price (it was super low at the time but full asking price) and it was still accepted and passed ROFR.I’ve received lectures about my offer never passing ROFR and how the closing agent we all love is an untrustworthy liar. Also that a second offer came in higher than mine but the agent would let me have it if I matched that price. Old school sales tactics.
