Bakerr6 ---$160-$4625-25-Poly-Oct-0/21, 37/22, 25/23, 25/24- Buyer pays closing- sent 9/21, passed 10/12.

Now we are waiting on one more contract and will try to hold off until Poly2 😆
Do you mind sharing what the asking price was? I am eyeing a few small Poly contracts but they are listed closer to $185. If I’m paying that much I’ll wait for Poly2. I might pick up a few points at $160ish though.

I’d just make an offer, you have nothing to loose. Look for something that has been sitting around. I’m waiting on a 100 point Poly contract that was listed at $173 for 4 months and he accepted $149.

I agree. I tried to get a BCV contract that was sitting for months, but the owner didn't want to negotiate. Some will negotiate and some won't. All they can do is say no.
 
So this is somewhat off-topic but word on the street is that VDH could go for pre-sale as early as March or April 2023. Now I'm contemplating whether I should cancel this contract and saving my pennies for VDH direct points. I already own 100 VGC resale points and only plan to do 1 or 2 staycations at Disneyland Resort per year. What would you all do?
I decided to cancel and save my money to get VDH direct points.
 
Just heard that the male seller on my contract refused to sign - 4 days before the end of his 30 day window. So much for working with these people since August 1st. There really should be a clause in the sales contracts for buyers to recoup some funds.

Now do I do this again or buy direct?

This is the contract we purchased. I was unaware of the 225 fee or I would've offered lower. The seller took my first offer.

IIRC, There is some info in thr FL law that prevents or limits sellers from being charged a fee to list and sell…I’ll have to find it.

Other than the commission owed to the broker if the sale doesn’t get completed after contracts signed, I don’t think sellers can be required to pay anything.

And, I don’t know how hard brokers go after sellers who default late in the game for that commission.

Yikes all these stories of sellers backing out after ROFR is freaking me out.
 
It was Fidelity, so i don't think they'll do anything. I'm going to pay a bit more and go direct.
 
I hate all of these decisions that are after mine was sent to ROFR. (Well…I am happy for those people because they passed - but hate that we haven’t heard anything.) I am afraid that means the 3rd in a row that Disney will be taking. 😬

Think positive. They can’t take them all. I’ll keep my fingers crossed for you!
