Just had the email to say passed and closing docs received! I’m right in saying we should hold off wiring money until it’s confirmed sellers have sent closing docs back, yeah?
I wish I had waited. I submitted my paperwork and wired the funds as soon as I could and I’ve been waiting almost 3 weeks for the sellers to return their notarized documents. :/
 
So good news. Got news that my new Aulani re-sale contract closed. Took just about 8 weeks from offer accepted til closing. Question: In the notice it indicated that it will take 4-6 weeks for Disney to complete the transfer and another 4-6 weeks to get points into my account. I thought I had read on these threads somewhere that it will take about 30 days from closing until points appear in my account. Like everything I'm sure there is some variation, but wondering what peoples experience has been specifically for Aulani points landing in my account.

They always quote an over inflated number. Aulani takes longer but only the non Disney phase of process, contract and document signing. Once Disney has it, it will process in the same timeframe as any other resort. So if the current time people are experiencing is 30 days I would count on that.
 

Sorry to side track this very interesting conversation, but I got confirmation from my broker and DVC Title and Escrow that all documents were signed by my sellers as of Friday! They said I should be closing within the next day or two and they’ll email me. For those who closed recently, do you get finalized documents sent to you then that have everyone’s signatures on them?
@foodiddiedoo - my deed is publicly available. The owners, not the POA, signed. Broker said all docs will be emailed in a few days. I’m assuming this is a copy of the fully executed contract and deed. I need to make sure it includes the title insurance.

ETA- I received emails from both broker and escrow agent.

3 weeks +\- a few days.

My deed is also publicly available as of yesterday. It looks the same to me as well. Wondering if they submitted both of ours same time. Why do you need to make sure it includes the title insurance?

Great news! Well, title insurance is included in the closing costs. After I saw that the owners were in default in MFs on two contracts (one which was this one and one which Disney foreclosed on), I want that title insurance policy. Honestly, I declined title insurance on my first resale contract and I won’t do that again.

I see, I was panicking that I missed something for a second!

What are the potential consequences of declining title insurance for DVC? How does it come in to play with defaults on maintenance fees?

In theory, DVC issuing the estoppel should confirm the contract is up to date on MFs and point balance is accurate, etc. Title insurance would verify the ownership of the property and confirm no liens, undisclosed heirs, etc.
 
I would never buy a resale timeshare contract without title insurance.
So isn’t is a required line item for closing? My contract shows a 119.60 dollar charge for “Owner’s Title Insurance to DVC Title and Escrow”. I didn’t feel like that was any sort of option to “remove”?
