I just bid on a contract with DVCresalemarket.com and was told that since I'm international and the seller are too that they can't sell (or maybe won't) it to me.

Anyone else experienced this?
I saw on one of the DVC fan shows that they ‘won’t’ do international seller and buyer transactions. Too messy according to them. But it’s certainly possible, as I have done it through other brokers.

Yeah I've done it in the past too - too bad they won't do it - loss for them and the seller.

Can't help thinking that its because they or the title company aren't doing their job correctly.
 
We bought and closed April Vero with 217 2024 and 217 2025s for $30 per point. Made it to the point price wise it was worth it to us to get priority for the beach cottages. That deal was signed in like early February.
Wow… yes, I think that number sounds about right…. I hope that more sellers start to realize that as someone who is on the hunt for more VB points…. I’m sure DVC Resale Market would point to their “instant sale tool” to say that number isn’t realistic, but nevertheless, I doubt they would actually be willing to buy the VB points at the price point they reference as instant sale anyways…

I'm the seller here, since I just purchased a direct contract. This sold within a day of posting at full asking price, I kind of wish I'd asked for more. Oh well. Price includes a $66 credit towards '25 annual dues for the 8 '25 points I used. I guessed at the closing costs since I don't really know.

I actually ended up selling this at a small profit even accounting for closing costs and commission given that I bought it fully loaded for $1 per point less, valuing the points I used at $20 per point less the maintenance fees.

What language was that?

In the contracts I’ve seen and used foreign sellers are always responsible for the firpta tax and the title company would withhold the tax until they receive a waiver from the IRS. That would be the normal procedure - unless something changed?
This is what was in the email that was sent to us regarding the FIRPTA issue the seller was having:


“As I discussed on the phone with Joe today, the Sellers are not comfortable signing an addendum that limits their FIRPTA requirements. Based on our conversation yesterday, I know you (and I) do not feel comfortable without having this addendum.

Against this background, we are canceling the sale of the two listings + as a company, we are incorporating this revised FIRPTA language into contracts going forward - thank you for participating to make us a better company!”

DVC Resale and Andy were wonderful throughout this process and did everything in their power to move these contracts forward while making sure we were protected. In the end, we felt they did the right thing by canceling the sale. Leaving us open to the possibility of the liability would not have been good for us nor for them.
 
Didn't want to start a new thread for this question, but how long is Disney currently taking to send new member IDs after the deed is recorded? I've got a new UY and 50 February BWV points banked from '23 that I'd like to use for a December reservation that I currently have at CCV for which I used '24 Oct UY SSR points. Will DVC let me slide in the 50 BWV points on that reservation and return the '24 SSR pts as a one time thing? Since it's within the 7 months this is just a matter of swapping out memberships/pts for a booking, so I wasn't sure how that worked or if they would require a point transfer.

since the points will be in a different membership you will need to ask them to transfer the points into the membership with the CCV reservation and then you can apply the banked points to the reservation. when you transfer points across your own memberships they don't count that as your one transfer for the year.

This contract took FOREVER to close b/c the seller was unloading multiple contracts and was confused by all the paperwork. That's why I asked specifically about Disney's end. We're already at 70 days from offer acceptance and the deed only recorded middle of last week.

OK I was excited about the previous post but then I read this and am thinking I'm stuck. Definitely not dropping it to try and pick it up with other membership, it was hard enough to get!

that is true when transferring with another owner but i have been able to request that my own banked points be transferred to another of my own memberships a few times and it was allowed

While you are correct, that rule is not set in stone. I have transferred banked points between my membership’s multiple times.

Just keep asking.

It is about 24 days from deed recording to membership email in my recent experience and what others have experienced.

While they don’t typically transfer banked points, they have made some exceptions for owners transferring between their own memberships.

So, you can always call and see if MS will do it for you. The worst they can say is no.
