Curious, did you or did the seller pay for the closing costs and/or the dues for the 2023 points?

If you paid any of them you should update your string with the added costs. If the sellers paid, your could include that info too.
Got my final numbers, string should be up-to-date.

Still not sure I formatted this correctly. I paid $120/point, but the credited dues brought it down to $113/point I guess.
if you paid $120 then you need to modify your string to reflect that, even if the sellers paid the dues for 2023 and 2024.
 
You just create a new string or modify your previous message.

You can modify and put in $19,200, that’s assuming seller paid the closing costs. If you paid the closing then you add the cost to the $19,200 as well.
Again, the ROFR tool threw an error when I tried to put in $120 as the price per point because it would have been higher than the total. The total is correct. I can modify the string, but the tool error makes me think it’ll mess things up with all the data analytics. In the scheme of things, doesn’t matter that much.

I would just do it like this.

Jlo85---$120-$19500 (or however much 19200+closing cost is)-160-BLT-Feb-0/22, 0/23, 5/24-seller pays MF 23/24- sent 9/7, passed 9/16

We know you're be reimbursed for the 23/24 MF, it doesn't needed to be reflected in the price per point since it's already implied it's being paid for with the seller paying the MF in 23 and 24 even though you've already been given the cash for it which may or may not have been used to bring the price down.

People on here don't buy stripped VB contracts and then write it as 20 dollars per point, seller credits dues 23/24 lol.

Probably too much back-and-forth, and none of it really matters. But counterpoint: I prefer the way the tool does it. It forces you to calculate a price per point based on your total cost. That is the real, final price per point. There are no implications, no hidden fees or dues costs. I would actually prefer if everyone calculated their contracts that way. Because doing it as you described somewhat obscures variation like broker fees (which at least Fidelity charges) or varying closing costs (Aulani has higher costs). Again, just my preference, but I'm going to keep it the way the tool (https://rofr.scubacat.net/told) forced me to write it. *Shrug*
