As I had mentioned in an earlier post, this is for a delayed closing. We are now at Day 38 and still waiting. In the future I'll avoid delayed closings especially during the UY.

I got a little superstitious after our first contract got taken but so excited that this one passed!

I was only going to add on if I found a decent deal, and apparently DVC resale gods were listening because it only took a day.

I got lucky as it was posted on Labor day, when I suspect fewer people are browsing the resale sites. The seller is the original owner (bought in ~2010), so she is turning a nice profit even at 137 (minus FIRPTA). I think her being international led to the slightly lower ask price vs. other contracts out there. I've bought 2 contracts from international sellers so it doesn't scare me away.

That's a long wait! The second half of the wait is only slightly easier with a delayed closing. If we didn't pick a contract with a delayed closing, we would probably be getting our documents this week based on how fast others are moving from ROFR. We aren't rushing to get the points for an immediate trip, but I'm ready to have a DVC account with points! I'd be going stir crazy waiting for ROFR still. Now I'm just worried that the sellers will back out. I only saw two other "perfect" contracts in the past month.

As an "international" DVC owner myself who has managed to get all of our paperwork in for our sales and purchases before the US parties, I think you are right not to be scared off ;-)!
