Anyone have any insight into the wildly different time spans it takes for some contracts to clear ROFR? Is it just random? Possibly related to which broker / title company is used?
I signed two contracts — one at BWV was sent on 2/2 and passed on 2/25. The second at WL/BRV (using a different broker and title company) was sent three days later on 2/5 and….crickets. That broker says she has a stack of 6 on her desk that are over 50 days. Reviewing this list, there really aren’t many that old still waiting for a decision.
I’d love to know if anyone has any insight into whether there is a rhyme or reason behind it. Also wondering if the process taking 3x (!!!) longer is any indication of our odds of passing?

Broker and title company a big difference on overall speed. We really don't know when they send it to ROFR except based off of what they tell us so it's important to have good ones. I do believe

fidelityrealestate.com sent mine to Disney at the time they told me. Most do this the same day or one day after contract signing.
Www.dvcresalemarket.com sent ours same day and it took longer to hear back from ROFR. Two different resorts, one month apart, the January baylake one took 26 days and the February akv took 23 days.
I think it's just how backed up Disney is that month and rarely things do fall thru the cracks, there was one date people had sent where Disney dropped the ball and skipped that day.
Magic title had our closing docs sent to us lightning fast before we even knew we had passed ROFR, this would have made for a super fast closing had the sellers not dragged their feet. Mason took four days which has inevitably delayed things but the notary service super awesome and sellers dragging their feet once again.
It's like buying a house, there are so many different variables and so many ups and downs, some agents and title companies are faster, etc. My title agent at Mason told me the delay in getting closing docs was because
Www.fidelityrealestate.com wasn't giving her some info she needed.
Dvcresalemarket.com and magic work efficiently as a team, but the notary process is archaic especially for international sellers. There's definitely good and bad to everything! I would use each of these companies again, but I would lean toward Mason for the free fast notary services!
Actually I would do any of those resale agents again next time in tandem with
dvcclosings.com . From what I've seen on here, Cammie seems top notch and they seem to have the fastest closings I've seen in the industry.
